In recent years,the real estate industry has developed rapidly and has gradually become an important force in China’s economic development.However,with the advancement of globalization,competition among real estate companies has intensified,the original heavy asset model began to expose problems.In order to further adapt to the modern market economy system,enterprises began to actively transform into a light asset model.LY real estate enterprise is one of the private enterprises that proposed to transform to the light asset model earlier.The innovation transformation of the model makes its scale expand and develop rapidly,but to a certain extent,due to the development of the light asset model,it has caused great impact on the asset management of enterprises.Can the original financial management system of enterprises adapt to the current asset-light model,and does the asset-light model cause new financial risks for the enterprise? These are the key issues that LY real estate enterprises need to consider and solve under the active development of the asset-light model.Based on this,this paper chooses to study the financial risk control of LY real estate enterprises under the asset-light model.Based on the current development of the asset-light model,this paper firstly uses the relevant concepts and theories as the entry point to determinethe financial risk control content under the asset-light model,and provides a theoretical basis for the research.On this basis,the paper analyzes the development of LY real estate enterprises’ light asset model,asset changes and the financial status of enterprises under the asset-light model,and determines the overall development of LY real estate enterprises.Then it sorts out the four types of risks of funding,investment,capital recovery and Cash flow under the enterprise light asset model,and uses the analytic hierarchy process and fuzzy evaluation method to evaluate the financial risk of enterprises under the light asset model.The results show that the current financial risk level of the LY real estate enterprise is higher overall.Finally,this paper proposes targeted improvement measures from four aspects: funding,investment,capital recovery and cash flow risk.This paper hopes to provide reference and guidance for other real estate enterprises that are transforming into light assets,and provide feasible reference for solving financial risk control problems under the light asset model.
