As a pillar industry of China,the real estate industry has an irreplaceable contribution in the creation of national GDP.However,due to the limited management level of the entire real estate industry,coupled with the problem of funding sources between enterprises and enterprises,the difficulty in obtaining government relations resources has led to fierce competition.In the fierce market environment,there is a higher demand for the cost control level of real estate enterprises.For real estate companies,if they can better control costs,it often means that they are more competitive.Therefore,it is necessary to study the cost control of real estate enterprises.This paper chooses A real estate company as the research object,analyzes the current situation of cost control of A real estate company,and then discovers the problems,and further explores the reasons for the low cost control level of A real estate company,and then gives corresponding optimization measures.Help it better improve the level of cost control.The research contents of this paper are as follows:(1)the concept and theoretical basis of real estate enterprise project cost control;(2)analysis of the current situation of A real estate company B project cost control;(3)the problems of A real estate company in cost control and behind it The reasons for the analysis,qualitative and quantitative analysis of the problem;(4)optimize the cost control of A real estate company project,give optimization measures and implement safeguard measures.The conclusions of this paper are as follows:(1)The profit cost of A real estate company B project is significantly lower than that of the benchmark real estate enterprises such as Vanke and Country Garden in the same industry.In the cost control,there are inaccurate development cost budgets,and “mechanical equipment and material costs”."The management and control are not focused enough,the dynamic cost control mechanism is lacking,and the project information control level is low."(2)The causes of these problems include the existence of certain limitations of the project cost control organization and the lack of a perfect combination of responsibility andrights.Project cost control system,not paying attention to the historical data accumulation of project cost,project cost control environment is not good;(3)A real estate company project cost control optimization measures include strengthening project development cost budget control,strengthening mechanical equipment and material cost control,establishing Dynamic cost control mechanism,improve project information control information level;(4)A real estate company project cost control safeguard measures include optimizing cost control organization framework,improving project cost control system,focusing on project cost historical data accumulation,improving project cost control loop.
