Since the reform and opening up,China's economy has been developing rapidly.With the rapid development of China's economy,the industrial structure has been upgraded,which has promoted the overall development of China's real estate economy.Great changes have taken place in the macroeconomic environment in China.A lot of hot money has entered the real estate industry,making the real estate industry grow and grow.A lot of industrial engineering projects are springing up.But China's real estate development projects start late,the speed of development is very rapid,has gradually become an important economic pillar of our country.At the same time,along with the evolution of our city urbanization,individual housing has become just need,making sustained high prices,in order to beneficial to the people's livelihood adopted a large number of macro-control policies,and regulatory efforts continue to increase,and the average profit of the real estate industry in China is constantly tightening,profiteering era has passed,the excess profits gradually back the whole industry average level.But in the rapid development of the real estate industry,there are serious extensive and twisted development problems.Lack of the original high sales revenue support makes this extensive investment problem increasingly prominent.In this way,if the real estate industry wants to realize its profit growth,we need to control and manage the cost and cost effectively in the current market environment.On this basis,this paper makes a research on the project cost of the Real Estate Company ZH development project,and combining the cost accounting and cost management theory and method,the decomposition structure(WBS)and its development model and control model to determine the project's analysis technology,has important theoretical significance and practical value to reduce the real estate development company ZH the cost of the project.First of all,the first chapter is the introduction part of this paper,the research background,this paper mainly analyzes the engineering cost on the current status of the real estate project is expounded,and analyzes the theory and the existing results,we put forward the research methods and contents.Secondly,it is the theoretical part of this chapter.In this chapter,a comprehensive analysis of the relevant theory of construction cost is provided,so as to provide theoretical basis for the analysis of the project cost of ZH real estate construction project.Again,is the key chapter of this chapter,this chapter analyze the present situation of engineering cost ZH real estate company's real estate development project is discussed,and expounds the operation situation of ZH real estate,as well as the development of internal factors and external factors,and combined with the theory of the second chapter of the ZH real estate company project cost management system in the analysis of existing problems.Fourth,is the core section of this chapter,using the method of combining empirical analysis and case analysis,in-depth discussion on the project cost management system of ZH real estate company,and another mode,control mode and integrated project cost management mode and the whole team based management mode,explore the mode of risk management project cost system of ZH real estate company.Finally,using case analysis method,the ZH real estate company Z real estate development project as an example,a comprehensive analysis of the project cost management mode of bidding,planning,implementation of the whole life cycle and achievements,and then draw conclusions and put forward reasonable suggestions,has important theoretical significance and practical value to reduce the ZH the company's real estate development project cost.
