Research On Capital Chain Management Of Dalian CR Real Estate Company

The real estate industry,based on land and buildings,is a comprehensive industry engaged in real estate development,sales,management,property services and other economic activities.It has the characteristics of large capital demand,long development cycle and high risk.Among them,the capital problem is the key problem of real estate enterprises,and a large amount of capital is needed to support each link of real estate development.Therefore,capital chain management has a very important impact on the investment and development of enterprises.In recent years,in order to regulate the behavior of the real estate industry and promote the healthy development of the real estate industry,the government has introduced a series of regulation policies.At the same time,the bank credit policy adjustment,"the bank" tightens,making the real estate capital chain increasingly tight.In this paper,methods such as literature research,empirical research and case analysis were adopted,combined with current government policies and market environment,to understand the current status of capital chain management of dalian CR real estate company,analyze the problems in the process and propose corresponding solutions.Through field visits and researches on the capital chain management of Dalian CR real estate company,a series of studies have been carried out on the current capital chain problems of the company,mainly from three aspects: financing stage,capital use stage and capital backflow stage.Through the research,it is found that dalian CR real estate company has the problems of narrow financing channels,loose capital control,poor quality of payment collection and insufficient attention.According to the above problems and the causes of the problems,the paper puts forward feasible Suggestions from the aspects of establishing diversified financing channels,strengthening cooperation between departments,strengthening the supervision of funds,improving the attention to the collection work and improving the collection process.The aim is to establish and perfect the operation mode of enterprise capital chain and avoid risk.It is not only beneficial to the operation and development of the company,but also helpful to other companies in the same industry.
