China economy has formally entered a stage of rapid development since the beginning of this century,become one of the most promising countries in the world.With the continuous growth of the national economy,the living standard of the people is also gradually improved.In order to obtain a better living environment and conditions,commercial housing has become a necessity of life for the Chinese people.With the support of national policies and the increasing demand from the people,China real estate industry has gradually entered the track of development,and become the core component of China economic development.The national preferential incentive policy has brought unlimited opportunities to the real estate industry unlimited opportunities for development.More and more real estate enterprises are growing in the good environment,but at the same time,because of the high profits,a large number of potential entrants are attracted.As a result of the blowout growth in the number of domestic real estate companies,the competition within the industry has intensified to a degree of aggrandizement.The real estate industry has been pushed to the forefront of public opinion and gradually reduced to a high-risk industry in China.If there is a slight carelessness in marketing strategies,it will lead to a break in the capital chain,and companies can't operate normally.So for real estate enterprises,opening scientific and effective real estate sales channels is the key to the survival of enterprises in the future.RDX Real Estate Company,founded in 2009,is a diversified real estate enterprise engaged in real estate project development and sales,housing leasing and property management.This paper will take the development of China real estate industry as research background,take the development and sale of the XFSJ project of Dalian RDX Company as the research object and mainly research on:(1)Case description: This paper deeply researches the sales status of the new XFSJ project in Dalian RDX Company,designs four virtual cases such as “difficult new project”,“under-discussion project pricing”,“unimaginable sales status” and “sales strategy” to describe the problems.(2)Sales crisis reason analysis: the paper uses case analysis,literature review,and many other advanced analytical methods,such as qualitative and quantitative analysis to deeply mine the causes to the serious marketing crisis in XFSJ project of RDX Company.(3)Suggestion and solution: Combining with the actual management situation of XFSJ project of RDX Company,a set of feasible marketing optimization strategy for RDX Company is made to help RDX solve the sales crisis of XFSJ project.The research results of this paper can not only completely help RDX XFSJ project out of the sales dilemma,more importantly,these research results can provide professional guidance and advice for the same industry to solve similar problems.
