Since 2010,private equity funds have invested in real estate industry in China for nearly ten years.Now they have made positive contributions to the upgrading and restructuring of real estate enterprises,the development and operation of real estate projects and many other fields.However,since 2016,the continuous thunderstorm of P2 P,wealth management and private equity industry and the chain reaction of the stock market crash have brought great challenges to the investment operation of private equity funds.With the regulatory authorities in the financial and real estate fields promulgating control policies one after another,in the face of new capital management regulations and industry policies such as "housing does not speculate",when the investor's confidence declines and uneasy mood appears under the industry challenges,when difficulties arise in new fund raising,the original purpose in the real estate field is to pursue rich returns.The risks associated with the application of real estate private equity funds(hereinafter referred to as `private equity foundation')which ignore regulatory requirements,lack of self-management and lack of professional research have increased dramatically,and the risk factors have become more diversified and complex.Although there have been many studies on the application of private equity risk in China in the past,they mainly focus on the period of 2013-2016,which is the period from growth to rapid development of China's real estate private equity funds,and can no longer meet the new precautionary needs under the current diversification and complexity of risk.Therefore,from the perspective of fund managers,how to do a good job of risk prevention has become a very important issue of practical significance.This article will mainly study the risk factors and risk prevention of private housing foundation in the whole process of real estate investment application.For this reason,this paper analyses many private equity fund risk management theories,real estate investment and financing cases,and also systematically analyses the risk impact and risk components of private equity investment in real estate projects.At the same time,combined with the on-the-spot investigation of real estate enterprises and projects,we understand the business environment and process control of project investment.Based on the in-depth reading of relevant literature,we comprehensively study the risk categories,impact degree and risk causes of the application of private housing foundation.In addition,we also combine our own work with two real estate companies of R Company.Investment cases,as well as the weight ranking of private housing risk indicators to carry out detailed risk prevention research.This article consists of eight chapters.The first chapter is the introduction,which discusses the background,method,theory,model,framework,innovation and shortcomings of this study.Chapter 2 is the stage of learning and analysis.Combining with literature review,this chapter reviews the domestic and foreign research on the application risk of private housing foundation in detail,and combs the commonly recognized risk factors to form a preliminary understanding.Chapter three is the research foundation of this paper.It analyses the risk sources of private equity from the dimensions of private equity fund,real estate industry and real estate project in detail,and combines with typical industry cases.Chapter IV is also the basis of this study,aiming at the causes of the six main risk indicators sorted out after the previous study.The fifth chapter is the theoretical basis of this paper.Through the practical application of the theory and the research work of the previous chapters,the risk system including 16 main risk indicators of six categories of risk is constructed.The sixth and seventh chapters are the focus of this paper.Firstly,the fuzzy analytic hierarchy process(FAHP)model is used to analyze and calculate the weight of each risk index in the operation of private housing projects one by one.Secondly,combined with the typical real estate investment case of R company,the validity and accuracy of the risk index system in this paper are verified by weighted average method.The eighth chapter is the core chapter of this paper,which is the suggestion of risk prevention.From the three dimensions of comprehensive control,six types of risk prevention and innovative development suggestions,the paper puts forward the prevention suggestions of the application risk of private housing foundation.
