Research On The Related Diversification And Risk Control Of Real Estate Enterprises

With the development of the real estate market in our country,the competition of the traditional development path of real estate enterprises is becoming more and more fierce.Many scholars have studied real estate-related diversification.This thesis takes the diversified development history of Huayu Real Estate Development Co.,Ltd.as an example to analyze in detail the advantages and disadvantages of real estate diversification and the risks in the process.The research work in this thesis includes the following:Firstly,a literature review has been made followed by an introduction to the diversification of real estate companies and the concept of related diversification.Next,an analysis of the drivers of real estate-related diversification was given to explain why diversification was conducted.Then this thesis divides the diversified risks of real estate companies into six dimensions.Secondly,Huayu Real Estate Development Co.,Ltd.was selected as the object of analysis.On the one hand,PEST analysis method was used to analyze Huayu's diversified external environment.On the other hand,SWOT analysis method was used to diversify Huayu's "Yao Cultural and Ecological Agriculture Demonstration Garden".The strengths,weaknesses,opportunities,and threats of the "Yao Cultural Garden" were analyzed to provide references for the analysis of the diversified external environment and internal conditions of real estate companies.Thirdly,abased on the classification of risk,this thesis analyzes each risk from different perspectives,and gives a corresponding control plan based on a full understanding of the causes of the risks and the risks.Finally,taking Huayu's diversified example as cases,the planning situation of the parks were specifically analyzed,and the specific risks encountered in the diversification process and Huayu's risk control plan were given.And this provides a reference for diversified risk control of real estate companies.
