With the rapid development of the social economy,people's living standards have improved significantly.The report of the 19 th National Congress pointed out that the main contradictions in society have been transformed into contradictions between the people's growing needs for a better life and the uneven development.This contradiction has been particularly prominent in the real estate sector,mainly from the issue of "not enough to live".Transforming into the imbalance of supply structure with coexisting local supply shortage and destocking problem;as the city enters the stage of high quality development,the competition of urban soft power is accompanied by the increasingly intense urbanization process,and gradually upgrades to the national strategic level;despite housing prices and cities There is a significant correlation between the levels of economic development,but there may be a large gap between the prices of cities with similar levels of economic development.It is impossible to explain the difference in housing prices between cities only from the perspective of urban economic development.Therefore,this paper attempts to study its impact on the price of residential commercial housing from the perspective of urban soft power,and further analyzes the regional differences of this impact,and proposes optimization strategies based on empirical results,which has important theoretical and practical guiding significance.Based on the analysis of the literature on the soft power of cities and the factors affecting the price of residential commercial housing,the paper clarifies the relevant concepts and theoretical foundations of urban soft power and residential commercial housing prices,combined with the connotation of urban soft power and research status,and comprehensively uses literature analysis and frequency.Degree statistics and theoretical analysis,etc.,construct urban soft power evaluation index system from four dimensions of environmental quality,cultural education,public service and opening to the outside world,and use the time series global principal component analysis method to soften the soft power of 35 cities from 2010 to 2016.The comprehensive score is used to calculate;the urban soft power is used as the explanatory variable of the residential commodity price to construct the regression model,combined with the housing price supply and demand theory and the characteristic price model,and the model is introduced from the supply end and the demand selection variable as control variables to construct the final multivariate linearity.Regression models for empirical analysis.According to the empirical results,the following conclusions are drawn: On the one hand,the soft power levels of 35 large and medium-sized cities show an increasing trend year by year,and the soft power levels in the inland cities from the eastern coast to the central and western regions are weakened in turn;on the other hand,35 The full sample of large and medium-sized cities is also a sample of various regions in the eastern,central and western regions.Urban soft power has a significant positive effect on the prices of residential commercial housing,but compared with economic fundamentals,the impact is relatively small;The difference is that the eastern region is the largest,the central region is the second,and the western region has the least impact.According to the analysis of empirical results,it is recommended that governments at all levels and relevant departments pay attention to the improvement of urban soft power and inject a lasting impetus for the sustainable and healthy development of the city.When formulating national real estate market regulation and control policies,it is necessary to adapt to local conditions and develop policies based on the city.Effective mechanism to improve the effectiveness of policy regulation;at the same time coordinate urban development,narrow regional gaps,adhere to the overall tone of coordinated development,focus on the development of backward regions and accelerate the construction of economic clusters in urban agglomerations,and achieve balanced development between cities and regions.
