Although Shaanxi Province‘s housing industry is started later than coastal areas,also made enormous changes. As economies grow, residential development investment in the size and growth rate have been greatly improved. According to the situation of 10 cities of Shaanxi province, the development of the housing market is very unbalanced and regional differences are great. Regionalization of the housing market is bound to corresponding different prices. There are differences in the housing price of each city in Shaanxi Province, because of the housing reform policy to promote residential rigid demand and investment demand, residential prices are increasingly high. This will expand the housing price difference of each city, and excessive gap may affect social equity and stability.Based on the theoretical knowledge of the housing market and the housing prices,this paper take 10 cities of Shaanxi Province as the subject of its research. First, analyze the current situation of urban housing price differences of each city, and select an appropriate indicators from the residential market development and urban economic level. According to the relevant data of 2011-2013, divide the 10 cities into four areas by cluster analysis. On this basis, taking different regions as the research object, analyze the difference of the housing market in different regions, it can be found that the four types of residential prices have obvious differences. Next, based on two price formation mechanism, analyze the influence factors of housing prices in five aspects: cost, society,economy, policy and mental expectation. Third, based on this analysis, collecting the relevant data of 2005-2013, combined with the actual development and the principle of sample adequacy, four kinds of regions are adjusted to three regions, set up a panel data regression model of various areas’ housing prices and influencing factors. Analyzehousing prices’ mainly influencing factors, transverse comparison the influence factors of housing prices in different areas. Finally, based on the empirical results and combined with the actual situation, provide advice on balance the development of regional housing market.This paper studies the characteristics and reasons of the price difference of urban housing in Shaanxi province. It has some practical value for the government to formulate the adjustment policies, and promote the balanced and coordinated development of the city’s housing market.
