Over the past two years,with the strengthening of government macro-policy control at all levels and the adjustment of financial institutions to the financial policies of real estate enterprises,Real estate enterprises are faced with the double pressure from the market and capital,at this time the security of the capital chain is particularly important.This forced the real estate enterprise to carry on the adjustment on the project financing link,toexplore diversified financing methods.Firstly,this paper introduces the research background,research purpose,research significance,domestic and foreign development,and summarizes the concept and basic theory of real estate enterprise financing.Secondly,this paper introduces the basic situation of TS real estate and its financing status,and analyzes the problems of financing in detail.TS Real Estate,a Hong Kong-listed company,has been one of the top 100 housing companies in China in recent years.From the financial analysis,TS Real Estate Debt Repayment Capacity to be further improved,operating capacity in the industry average,Strong profitability and development ability.The financing method is single,mainly bank loan,Bank loans account for more than 50 per cent of financing.Third,introduced the TS Real Estate Luancheng Project,This paper divides the development and construction of Luancheng project into three stages.Including early land acquisition and engineering planning,mid-term development and construction,and late sales.On this basis,the investment and income analysis is carried out,to analyzing the funding requirements at different stages.Finally,on the basis of the analysis of the funding needs of different stages of Luancheng project,Corresponding financing methods are designed.That is,the early use of cooperative development financing,In the medium term,the trust is used for financing,and in the later period,balance payment financial products for house purchase are sold for financing.and the feasibility and risk of the scheme are also analyzed.The corresponding countermeasures are put forward to ensure the smooth financing of luancheng project.The analysis of Luancheng project financing scheme is of great significance to the future financing system development of TS real estate enterprises.At the same time,the research of this paper can be applied to the financing of similar projects and contribute to the research of real estate financing theory.
