After more than 20 years of development,through the market development and policy control measures,Suzhou real estate financial market continues to develop at a high speed.At the same time,Suzhou's banking personal mortgage business continues to develop rapidly.At present,the main real estate financing system is based on housing mortgage loans.The housing provident fund will be used to form a housing finance system for housing mortgages and provident funds.However,in the past two years,in the context of the economic slowdown,the Suzhou's economy has also been facing pressure,and the real estate financial market has been tested by the new situation.According to the personal housing loan business accepted by N Bank S Branch in the first half of 2018,the personal housing loan balance and the number of loan households have maintained a relatively fast growth level.The proportion of personal mortgage loan balance in 2018 still maintained a high level,and the balance of concern loans and the balance of non-performing housing loans were also effectively controlled within a certain range.It can be seen that this business has maintained a relatively fast and stable development speed,and the importance of risk management needs to be upgraded to a new level to meet the needs of the business development.Based on the theoretical research of real estate finance,and with N Bank S branch as the research object,this article seeks to combine theory with practice to carry out a comprehensive and in-depth analysis and research of the development status,business scale,Process framework and existing problems of the individual housing loan business of N Bank S branch.Based on the theory of credit management and personal housing loan management theory,with the actual risk management of the individual housing loan business of N Bank S branch as the starting point,the article aims to discuss the pre-lending,lending,and post-loan management of the individual housing loan business of N Bank S branch problem.In the meanwhile,according to the data analysis and other methods for empirical analysis,and based on the analysis results of N Bank S branch,this article provides suggestions on pre-lending,loan,post-loan management strategies of personal housing loan.Taking the empirical research conclusions into account,an effective proposal for the risk management of personal housing loan business at N Bank S branch is proposed.The first is to strengthen the supervision of the source and flow of funds;the second is to continue to improve the loan review process and standards;the third is to further improve the work flow of business personnel;and the fourth is to specify the risks of customer default violations.
