In recent years,with the rapid development of China's real estate industry,integrated urban complex products with multiple functions have become a very important type of real estate products.The building volume of urban complex products is huge and the business mode is complex.In the development and operation of the project,it has the characteristics of large capital demand,long investment recovery period and great risk,which puts forward high requirements for the financial risk management of real estate enterprises.Because the housing price has been rising rapidly in recent years,the general real estate enterprises can make high profits through rapid expansion and high turnover,making the real estate enterprises generally pay insufficient attention to the financial risk prevention of projects.However,with the introduction of the government's regulation policies to curb the excessively rapid rise of housing prices,the rapid expansion and high turnover mode could not be sustained,and the real estate industry entered a period of high financial risk ahead of schedule.However,due to their own characteristics,urban complex have a high probability of financial risks.This has created the need to study the financial risk prevention of urban complex projects.This article embarks from the enterprise features,project location,typicality,has chosen a large domestic real estate enterprises in the complex project as a case,a city in financial risk prevention measures for the project,on the basis of the research,by adopting the combination of qualitative analysis and quantitative analysis method of the project on the diagnosis to the existing problems in the financial risk prevention,and then on the basis of the theory of enterprise financial risk management framework,combined with the specific situation of the project,through combing to base layer,target layer,the management of the project and the reconstruction,proposed in view of the city synthesis project financial risk precaution system.The financial risk prevention system proposed for specific projects is more operational and systematic,and has certain reference value for Z real estate company and other real estate companies to solve related problems of financial risk prevention in similar projects in the future.
