Whether from the perspective of market participants,or from the perspective of the state levy taxes and fees,the accurate measurement of second-hand housing price is an eternal topic.The price of second-hand house is the result of the comprehensive effect of various influencing factors.It is necessary to determine the influencing factors of second-hand house price as well as its important degree and influence direction,and to conduct the appraisal of second-hand house quickly and accurately,so as to provide reasonable appraisal for the seller and scientific price prediction for the buyer,and guarantee the two sides of the transaction to promote the business more efficiently.Relevant research shows that the real estate purchase motivated by "rigid demand" has shifted from the primary housing market to the secondary housing market.The housing market in first-tier cities has taken the lead in entering the stage dominated by stock housing transactions.Some core urban areas of second-tier cities are also saturated.As the real estate industry gradually bid farewell to the rapid growth and entered the stage of stable and refined development,the second-hand housing in some core cities continuously replaced the new houses and occupied a more and more dominant position.At the same time,affected by the"price limit" policy of the new houses,the second-hand housing price was generally caused as"upside down".For Shijiazhuang city,the old city covers a small area,only 469 square kilometers.In this old city,which is almost precious land,there are few new buildings launched,and most of them are second-hand houses.Based on the research on the basis of combing theory and literature at home and abroad,analyze the present situation of Shijiazhuang city second-hand housing market and based on HOME LINK website in Shijiazhuang city in February 2019,7225 housing sales related data,to establish multiple linear regression and random forest regression model,analysis of the study area,building area,such as whether the school district room 13 related factors on the Shijiazhuang city second-hand housing prices per unit area.The results of regression analysis show that:(1)The region,building area,whether the school district house,the total floor has a greater impact on the housing price of Shijiazhuang secondary housing unit area;(2)The effect of applying random forest regression to evaluate the housing price per unit area of second-hand houses in Shijiazhuang is better than the traditional multiple linear regression;(3)In the quantitative index,the increase of the value of the building area index will lead to the decrease of the unit area housing price,while the increase of the value of other indicators will lead to the increase of the unit area housing price.The order of secondary housing prices in various regions is:Gaocheng district<Luancheng district<Luquan district<Zhengding county<Xinhua district<Chang 'an district<Qiaoxi district<Yuhua district.Finally,the author puts forward some Suggestions on the development of second-hand housing market from three aspects:government,intermediary and second-hand housing transaction.
