The real estate industry is one of the leading industries in my country's economic development,and it has a key effect and practical significance for promoting relevant industrial development planning and promoting urbanization.However,there are also many difficulties in the entire process of the operation of my country's real estate companies,such as large asset requirements and difficult financing.Due to the large amount of capital required,debt financing is one of the main financing methods of enterprises.Therefore,the overall asset-liability ratio of the real estate industry has always maintained a high level.On the one hand,real estate companies can make full use of the financial leverage factor equity generated by debt financing,thereby generating great profits for investors,but on the other hand,companies may also be negatively affected by debt financing and cause financial risks.Financial risks have a wide range of impact on real estate companies,and we must actively take measures to identify,evaluate and control their financial risks in order to effectively respond to today's severe situation.This article takes NG real estate company as the research object,and fully combines the specific realistic situation,the industry environment and characteristics of the enterprise First,starting with the four financial activities of financing,investment,working capital,and income distribution,a preliminary financial risk identification is conducted for the financial situation of NG Real Estate Company.Secondly,based on different financial risks,the relative financial index analysis was selected,the improved efficiency coefficient method was used to create a financial risk evaluation index system for NG real estate companies,and the entropy value method was used to clarify the weight value of each financial index analysis.The company carries out in-depth evaluation and analysis,and judges whether the company will fall into financial risks and the degree of risk.Finally,on the financing risk,investment risk and working capital risk,some countermeasures for financial risk control are proposed according to the characteristics of NG real estate company,in order to prevent or reduce the financial risk of the enterprise.Through an in-depth discussion on the financial risks of NG companies,in order to help corporate management to recognize and pay attention to potential financial risks,and can quickly control financial risks before they occur.
