Research On The Financing Efficiency Of New Retail Enterprises Under Reits Model

In recent years,Chinese retail enterprises have begun to explore the use of "new retail" business model to achieve self-innovation and development.However,the omni-channel construction of "online platform + offline stores + logistics" requires enterprises to constantly innovate financing models to meet the capital needs of enterprise transformation.As an important means of asset securitization,REITs is helpful for retail companies to revitalize existing assets and quickly withdraw funds,while helping companies to reduce asset liability ratio and partially realize light assets,which has become a useful exploration of diversified financing for new retail companies.However,there is no research on the financing efficiency of REITs in our country,therefore,evaluating the efficiency of REITs financing is of great significance for retail enterprises to choose financing methods.First of all,by analyzing the financing status of new retail enterprises,this paper combs the necessity and feasibility of using REITs financing for new retail enterprises.Then,taking Suning,the only new retail representative enterprise using REITs financing,as the research object,this paper compares the financing efficiency of REITs with other financing tools from multiple dimensions of financing efficiency evaluation.And then makes a comprehensive evaluation of the financingefficiency of Suning before and after the application of REITs mode from the financial and non-financial perspectives.Finally,the paper summarizes the problems that may exist in the use of REITs financing by new retail enterprises in China,and puts forward relevant suggestions.It is hoped that the innovation demonstration effect of this case study can be used for reference to popularize the knowledge and concept of REITs,comprehensively promote the development of REITs in China,and promote the innovation of investment and financing mode of retail enterprises in China.
