Houses are a necessity for modern people's lives,but the price of houses in different locations varies widely.The factors that affect the price of a house are not only the characteristics of the building,but also the effects of location,neighborhood,etc.The rapid development of urbanization has caused more and more natural environments to be replaced by urban buildings.With the gradual improvement of residents' living standards,residents have become more and more concerned about the leisure and recreational functions of the plaza park,which has become one of the important indicators for modern people to choose residential quarters,how to accurately analyze the distribution law of housing prices and its influencing factors is of great significance to urban development and planning.This article takes Wuhan city center as an example to conduct in-depth research on the accessibility of the plaza park,and analyzes the impact on the accessibility results when the distance friction coefficient ? changes from 0.6 to 2.2 in steps of 0.2.Meanwhile,to further determine accurately the distance friction coefficient ?,the idea of tourism domain model was applied for the first time in the accessibility study,for estimating the distance friction coefficient ? in the gravity model.Finally,take Wuhan downtown as an example to verify.In addition,this article introduces accessibility into the research of influencing factors of residential prices,selects influencing factors of housing price from four aspects of accessibility,architectural characteristics,location characteristics,and neighborhood characteristics,and constructs Hedonic Price models and GWR models to explore the impact of housing price factors and their spatial differentiation laws,the results show:(1)The coefficient of distance friction ? is an important parameter in the gravity model.Small changes in ? may also have a large impact on the accessibility evaluation results.The estimation method proposed in this paper finally obtains the reachability results are more reliable when ? = 1.70,and the optimized model can fully reflect the change in distance attenuation of park attraction,and can more objectively and realistically evaluate the accessibility of the plaza park.(2)The residential housing prices in Wuhan's central and urban areas are showing a normal distribution trend.Housing prices are increasing from west to east,and from south to north they are rising first and then decreasing.The housing prices in space show a strong positive.correlation,showing a clear agglomeration effect;from the perspective of spatial distribution,the pattern of housing prices in Wuhan's downtown area presents a multi-center distribution centered on East Lake,Sand Lake and the plot of Fanhaiguoji,the pattern of housing prices in Wuhan shows a multi-center distribution,taking the east to the west as the main axis and the Yangtze River as the auxiliary axis,the trend is decreasing outward along the central city.The average housing price in high-price housing areas exceeds 30,000?/m2,the average housing price at the edges and periphery of the central urban area is less than 16,000?/m2,and some areas are less than 10,000?/m2.(3)The fitting effect of the GWR model is better than the Hedonic Price model.The factors that have a greater impact on housing price in the downtown area of Wuhan are the accessibility of the top three hospitals,the plot ratio,the distance from the nearest city center,and the distance from the nearest subway station,the plaza park accessibility,water accessibility,building area,and building age also have a higher impact on residential prices.The distance from the nearest key elementary school and the distance from the nearest shopping center does not have a significant impact on housing prices.
