| The continuous improvement of residents’ income level makes their requirements for living environment also increase.However,with the development of urbanization,the city continues to expand,and the ecological environment continues to be destroyed.How to improve the urban ecological environment while taking into account urban development is an important issue.Whether in the process of urban renewal or urban expansion,green infrastructure(GI)can alleviate urban waterlogging,restore urban habitats,improve air quality,etc.At the same time,it brings a beautiful natural environment to urban residents,which is of great significance to improve the quality of human settlements.With the development of the housing market and people ’s increasing emphasis on the quality of human settlements environment,how to scientifically evaluate the impact of green infrastructure on urban housing prices has attracted wide attention from academic circles at home and abroad.Based on the second-hand housing price data,land use data,POI data and road data in the downtown area of Nanjing,we analyzed the spatial relationship between green infrastructure accessibility and urban housing price after calculating it.Secondly,the hedonic price model was constructed to analyze the impact of green infrastructure accessibility on urban housing prices,and on this basis,quantile regression model was used to further analyze the difference in the impact of green infrastructure accessibility on housing prices at different prices.Research shows that :(1)In addition to parks and green spaces,the accessibility of the other four types of green infrastructure was ’ low in the middle and high around ’;the housing price in the central urban area of Nanjing showed a decreasing trend from the central ring to the surrounding areas.In addition,the overall green infrastructure accessibility and the matching ratio of different types of green infrastructure accessibility to urban housing prices were all higher than 70%,which indicated a good matching degree.At the same time,when analyzing the correlation,it was found that parks and green spaces accessibility was negatively correlated with housing prices,that is,the higher the accessibility(the shorter the time to reach the nearest park and green space),the higher the housing price.(2)On the whole,the accessibility of parks and green spaces and gardens had a significant impact on housing prices,that is,the higher the accessibility(the shorter the time to reach the nearest green infrastructure),the higher the housing prices.Among them,parks and green spaces,as public entertainment land,have made great contributions to improving air quality,providing entertainment opportunities and improving aesthetic value.Therefore,compared with orchard land,it had a greater impact on housing prices.The improvement of grassland accessibility would lead to a decline in housing prices.In addition to the distance variable,the size of the green infrastructure near the house also had a significant impact on the surrounding housing prices.(3)The coefficients of the same green infrastructure accessibility variable at different quantiles of housing prices were basically significant and different,which indicated that the impact of green infrastructure accessibility on high-,medium-,and low-price housing was different.Among them,the improvement of green infrastructure accessibility such as parks and green spaces,orchard land and forest land would promote the urban housing prices,and its impact on high-priced housing was greater.The improvement of grassland accessibility would lead to a decline in housing prices at medium-and high-prices.In addition,the distance to the nearest green infrastructure area variable also had different effects on housing prices at different housing prices level.Among them,the increase in the area of green infrastructure such as parks and green spaces,orchard land and grasslands would increase urban housing prices. |
