With the implementation of the tax policy of replacing business tax with value-added tax(hereinafter referred to as "replacing business tax with value-added tax")in the financial industry,life service industry,construction industry and will be fully implemented in the future.The biggest difference between business tax and value-added tax is that business tax will lead to repeated taxation,which will have a negative impact on the economic behavior of enterprises,so to some extent,it will inhibit the improvement of economic efficiency.Construction industry,financial industry and other industries are closely related to the real estate industry.The local fiscal revenue is greatly affected by the real estate industry,which will also affect the national living standard.Under the business tax system,the real estate industry in different aspects of repeated taxation,complex structure,complex process,will reduce the competitive advantage of real estate enterprises in the market,in the current tax system and market environment can not develop well.Therefore,to carry out the policy in real estate industry can effectively eliminate the above disadvantages.Under the background of the new tax system,can reduce the tax burden of real estate enterprises,help shareholders adjust business structure,improve business performance,and then have a positive impact on the financial performance of real estate enterprises.This paper selects the last batch of real estate industry in "business tax to value-added tax",takes Xinxiang real estate enterprises as the sample for investigation and research,focuses on the change of tax burden of real estate enterprises,and analyzes the impact of production cost deduction and new fixed asset deduction on the financial performance of enterprises.This paper first discusses the current situation of domestic and foreign real estate enterprises,theoretically analyzes performance of real estate enterprises,then the basis of theoretical analysis,and finally verifies the assumptions,introduces the empirical model,and uses the financial data of Xinxiang real estate enterprises from the first half of 2018 to the second half of 2019 According to the research samples,and regression analysis,the paper reveals on the financial situation of real estate enterprises in Xinxiang City.Finally,after "replacing business tax with value-added tax",the overall tax burden of real estate enterprises decreased,and the financial performance of enterprises improved.According to the empirical conclusion and tax system,this paper puts forward countermeasures enterprises after "replacing business tax with value-added tax",so as to realize the dual interests of the government and enterprises and promote the sound development of the real estate industry.
