China began to implement production-oriented VAT after the reform of tax sharing in 1994.On January 1,2009,China implemented consumption-oriented VAT.Through the transformation and reform of VAT,the phenomenon of double taxation under the business tax system is avoided,which provides impetus for the industrial upgrading of China.Since January 1,2012,the pilot work of "replacing business tax with value-added tax" has been carried out for Shanghai's transportation industry and some modern service industries.Since May 1,2016,China has comprehensively carried out the pilot work of replacing business tax with value-added tax.The real estate industry,financial industry,construction industry,life service industry and other industries have all been included in the pilot scope of replacing business tax with value-added tax.Among them,the real estate industry occupies a very important position in the whole national economic system,which not only affects the tax revenue of China,but is closely related to people's life.As far as the real estate industry is concerned,the complexity of its business and the volatility of its prices are concerned.Therefore,the impact of replacing business tax with VAT on the tax burden of real estate enterprises has become the focus of attention.In this context,this paper makes an in-depth study of the impact of replacing business tax with VAT on the tax burden of real estate enterprises.Based on the existing research literature views and conclusions of the summary of the system,and the analysis of the " replacing business tax with value-added tax " to the real estate industry in our country's tax impact and influence factors,through to the listed companies "camp to increase annual and quarterly tax burden before and after comparison,combined with the specific case analysis,and ultimately to the real estate industry tax loss is put forward relevant countermeasures and Suggestions,the chapter research content is as follows.Chapter 1: introduction.This chapter first introduces the research background and significance of this paper.Secondly,the related literature at home and abroad was sorted out in detail,and the literature review and summary were made.Finally,this paper introduces the research idea,constructs the research framework,and summarizes the innovation points and shortcomings of this paper.Chapter 2: the theoretical analysis of "replacing business tax with value-added tax" in China's real estate industry.This chapter firstly introduces the necessity of China's real estate industry "camp to increase",from the disadvantages of the real estate industry to implement the business tax,and the meaning of real estate industry to increase "" camp paper expounds two aspects;Secondly,the policy of replacing business tax with value-added tax in real estate industry is introduced.Finally,the main factors influencing the tax burden of the real estate industry and its theoretical calculation are statements of the company's annual financial statements data,compare the annual tax respectively and quarterly taxes,to obtain a more reasonable conclusion.Chapter 4: case analysis.Field investigation and Suggestions are put forward from the perspective of real estate enterprises.Through research and analysis,in this paper,the following conclusions: first,in the 20 listed real estate companies to add "camp" before and after comparing the tax burden,in contrast,the macro tax burden is annual after the implementation of the "camp" instead,2016 enterprises in terms of tax burden from 2015 has obvious positive effect,are all more or less to reduce the tax burden on the enterprises.When quarterly comparison,for the most part(17)real estate enterprise quarter compared to the average tax after phenomenon.Secondly,the research in the field S enterprises of A,B two project financial statements data and calculation,A project after camp "change",the tax burden is on the decline,the B project after the camp "change",tax change is uncertain,and has the potential to rise.A and B project tax burden change differences mainly depend on the different cost structure of the two projects.Finally,this paper suggests that real estate enterprises should deal with the "replacing business tax with value-added tax" from the following four aspects.Second,reasonable tax planning;Third,strengthen financial accounting management and control;Fourth,strengthen the construction of financial personnel.
