Mainland's property management was introduced by Hong Kong in the early 1980 s.Looking back at the development of the management industry over the past 39 years,the property management industry has achieved a leap from scratch to low-quality development to high-quality development.At this stage,although my country's property industry is developing well,the difficulty in adjusting property fees has restricted the development of high-quality property services.Based on this background,from the perspective of the owner,this article takes the property service price adjustment mechanism as the research object,studies the factors affecting the property service price adjustment,and optimizes the property service price adjustment process and model on this basis.Through literature research,it combed the research on property service prices and price adjustments,combined with the relevant theories of residents' willingness to consume,and established the theoretical research model of owners' influencing factors on property service price adjustments using grounded theory methods.On this basis,collect micro-data of property service price adjustment through questionnaire survey,use empirical research to modify the model;based on the analysis of the influencing factors of property service price adjustment,optimize the property service price adjustment process and price adjustment model.Finally,combined with the research conclusions of this article,we put forward suggestions on improving the property service price adjustment mechanism.The specific research contents and conclusions of this article include the following four aspects:(1)Through the use of rooted research methods,a theoretical model of influencing factors of property service price adjustment is constructed.The study found that the model path can be expressed as the basic path of "perception-will".Perception can be divided into comprehensive service perception,property service product perception and property service price adjustment environment perception,and the willingness is mainly the owner's willingness to accept property service price adjustment.This conclusion not only enriches the theoretical results of research in the property-related fields,but also provides good research methods and research ideas for the property service industry,so as to better understand the needs of the owners.(2)Through the use of empirical research methods,the validity of the scale of influencing factors of property service price adjustment with local characteristics was tested.The results of the study found that the variable indexes in the theoretical model of the influencing factors of property service price adjustment are reasonable,and the design of the influencing factors scale of property service price adjustment is more reasonable,which can be basically consistent with the general status quo.(3)Research on the influencing factors of property service price adjustment.Through empirical research on the influencing factors of property service price adjustment,the study found that: the influencing factors of property service price adjustment are: the owner's perception of basic services,the owner's perception of personalized services,and the owner's perception of property service products Degree,the owner's acceptance of property service products,price adjustment norms and price adjustment promotion guidance.In terms of sociological demographic characteristics,education level,occupation,length of work,income,etc.have significant differences in the willingness to accept property service price adjustments,but the sample does not show significant differences in terms of gender and age.(4)Based on the influencing factors of property service price adjustment,factors such as “owner's perception of property service”,“cost change factor” and “government supervision” are applied to the property service price adjustment model,and the current principles of property service price adjustment,The initial pricing,starting conditions,price adjustment cycle and price adjustment process are optimized to effectively improve the level and ability of property service companies to provide services.
