| With the development of the real estate market,commercial banks have begun to seize the market share of personal housing loans,and regard personal housing loans as the focus of asset business development.At the same time,due to the characteristics of housing mortgage and installment repayment,personal housing loans are classified as high-quality assets with low risk coefficient by commercial banks,which always maintain a high proportion in various loan businesses.Since 2016,with the introduction of various purchase restriction policies,the real estate market has begun to tighten,and the market wait-and-see mood has become stronger,and the scale of individual housing non-performing loans of commercial banks has continued to grow.The disposal of non-performing loans is an important part of post loan management.The disposal of non-performing loans directly determines the amount of bank asset loss.However,in the situation of real estate economy braking,the existing disposal methods can not meet the current needs.The extensive way of disposal makes the bank stand on the opposite side of the customer,the customer cooperation is low,and the number of disputes and complaints continues to increase.The bank’s asset quality management is very difficult,which seriously affects the corporate image and the steady development of personal loan business.It is urgent to explore a new way to deal with the housing non-performing loans to resolve the crisis of asset quality decline.In this paper,bank a Langfang Branch behavior research object,the main research ideas are: through summing up the research results of domestic and foreign scholars to provide theoretical guidance for the research,and on this basis,put forward the problems to be studied:(1)what are the distribution characteristics of personal housing non-performing loans of bank a Langfang Branch;(2)whether the existing disposal methods can meet the needs of the new situation,the existing problems are Which;(3)how to deal with non-performing assets more effectively and design a more optimized disposal plan.Guided by the research questions,this paper discusses the current situation and disposal methods of personal housing non-performing loans of Langfang Branch of bank a.Finally,the distribution characteristics of non-performing personal housing loans in Langfang Branch of Bank A and the existing problems in the disposal of non-performing personal housing loans are concluded.On the basis of clarifying the characteristics of personal housing non-performing loans of Langfang Branch of Bank A and the defects of the current disposal methods,acomprehensive disposal system of personal housing non-performing loans is constructed,which makes the disposal process of personal housing non-performing loans clear,and changes the past difficulties of dealing with scattered and difficult to integrate.Under the comprehensive disposal system,this paper puts forward a new scheme for the disposal of non-performing loans,that is,the lease mode disposal scheme to make up for the shortcomings of the original scheme,and probes into the feasibility of this scheme.Use the leasing mode to supplement the shortcomings of the current disposal mode,and alleviate the problems of difficult capital return and high customer resistance.It is hoped that through this study,we will further study the new thinking of the disposal of personal housing non-performing loans,build a disposal system that meets the market demand,and achieve win-win results for both sides.Change the single perspective of the bank,research from the perspective of customers,broaden the disposal ideas,make the disposal of personal housing non-performing loans more suitable for the current market environment,easy to operate.Build a diversified comprehensive disposal system,curb the generation of non-performing loans from the source,and use the market to increase the liquidity of non-performing assets.It is expected that this study will be helpful to the disposal of personal housing non-performing loans,help to dilute the bank’s poor assets,stimulate the bank’s investment and lending vitality,and promote the orderly development of the real estate market. |
