With the rapid development of the real estate market,the proportion of individual housing loans in the credit business of commercial banks is gradually increasing.In particular,the economic situation has declined in recent years.The non-performing rate of commercial banks in corporate loans,personal production and operation loans,personal consumption loans and other fields has continued to rise.Major banks have reduced the credit scale of high-risk industries.Personal housing loans are favored by commercial banks because of their low risks.This has also intensified the accumulation of risks in the area of personal housing loans.At present,the risk management system for individual housing loans of commercial banks is not complete.However,in order to win in the fierce market competition,measures such as first lending and then mortgage are often taken to increase the market share,speed up lending,and facilitate the return of developer funds,which also increases the risk of bank's individual housing loans.Taking the Yantai branch of bank a as an example,this paper studies the risk management of individual housing loans,adheres to the principle of problem orientation,proposes solutions to the problems one by one,and puts forward forward forward-looking opinions and suggestions from the perspective of bank a's overall risk management.It has reference significance for improving the quality of personal housing loan credit assets,improving the level of risk control and establishing a complete risk management system.The first part clarifies the research background,research significance and research methods,and analyzes the current research situation at home and abroad by studying relevant literature at home and abroad.The second part elaborates the definition of personal housing loan,the process of personal housing loan and the relevant theories of personal housing loan risk management,briefly introduces the relevant concepts and lays the theoretical foundation for the full text.The third part analyzes the current situation of personal housing loans of Yantai Branch of Bank A,the growth of personal housing loans in the past three years,the changes of non-performing and concerned loans,the analysis of guarantee situation and the current post-loan management situation.Finally,it fully reveals and analyzes the sources of risks from the perspectives of market,policy,operation and developers.The fourth part specifically analyzes the risk management objectives of individual housing loans ofBank A Yantai Branch and the formulation of measures to improve the risk management system.The fifth part is the implementation guarantee of personal housing loan risk management of Bank A Yantai Branch.The sixth part is the conclusion of this paper,which mainly expounds the conclusion and expectation of this paper.
