This article uses the first single-storey long-term REITs of private real estate companies listed on China's A-shares-CITIC Securities-Sunshine City Long Rent Apartment No.1 Asset Support Special Plan,which is the Shenzhen Stock Exchange's active response to national policies to promote the development of the rental housing market,To implement the major proposition of promoting financial services to the real economy,and another innovative attempt to promote the securitization of housing leasing assets.First of all,the article demonstrates from the current development status of the high inventory of China's real estate market,the policy support of the domestic "tworoom conversion",the supply and demand status of the rental housing market,and believes that the development of long-term rental apartments is in line with the future development direction of China's real estate market.It also meets the needs of the vast rental housing market under the conditions of China's consumption upgrade,and its development also conforms to China's policy support orientation.REITs,as a new type of financial instrument,can positively promote the development of long-term rental apartments,and are of great significance for promoting the transformation and upgrading of China's real estate industry from short-term asset appreciation to longterm value investment.Although the development is not mature at present,it has good development prospects in the long run.Then,the article compares the development status of domestic and foreign REITs market and the introduction and analysis of the long-term rental apartment project in Sunshine City.Some improvements have been made,but there are still widespread problems with relatively low-level assets,a relatively low share of equitylevel asset-backed securities,and a heavy tax burden on all aspects of the project.It is necessary to further improve the REITs market development environment from all aspects and promote China 's The transformation and upgrading of REITs to mature REITs.Finally,the article provides corresponding suggestions for investors and the market from the micro and macro perspectives.On the one hand,the article believes that the transformation and upgrading of China 's REITs to mature REITs requires a gradual process.Therefore,investors 'awareness of REITs-like products at the current stage is improved to improve their risk identification capabilities,and the REITs-like projects can achieve the advantages The purpose of this is to increase the enthusiasm of institutional investors to invest in the category and gradually increase market recognition,laying a good foundation for the future development of China 's REITs.Therefore,the article combines the case and puts forward specific opinions and suggestions for the equity-level securities and priority securities of the current longterm apartment REITs asset support special plan in China;on the other hand,for the common problems in China 's REITs market,the articles are respectively It provides specific and targeted suggestions from the three aspects of product transaction structure,laws and regulations,and tax provisions.It is hoped that domestic relevant departments can increase the policy support of REITs while ensuring the stability of the policy.It aims to promote the future of China 's REITs.Transformation and upgrading of mature REITs.Optimizing the market development environment of China 's long-term rental apartment REITs and promoting the healthy development of long-term rental apartment REITs in China can alleviate the current high inventory pressure of China 's real estate market and provide a new type of investment for investors in China Financial management tools are of great significance for promoting the structured,diversified and hierarchical transformation and upgrading of China's financial market products.
