The main contradiction in China's current society is the contradiction between the people's growing needs for a better life and the uneven development.It is necessary to work hard to promote the common prosperity of all people.The simultaneous purchase and purchase is a realistic need for China's supply-side reform,and is closely related to the main contradiction of China's real society.At this stage,China is striving to develop the housing leasing market from the aspects of “rental and purchase”,shared property houses,supporting collective construction land construction,renting houses and asset securitization,and demanding stable real estate market,adhering to the stability of policy continuity,and accelerating the establishment of a long-term mechanism.At the same time,it is conducive to reducing the leverage ratio of housing leasing companies,the supply-side structural reform of the service industry,and promoting the formation of a virtuous circle of finance and real estate.Finally,real estate investment trusts,as a kind of financial investment products,re-engage investors' attention to long-term rental income to reduce short-term speculation,which is conducive to the rationalization of China's capital market.This paper first introduces the background and significance of this paper,the research status,research methods and innovations of REITs at home and abroad.Secondly,it sorts out the relevant theoretical concepts,classifications,characteristic advantages,development of REITs.Thirdly,introduced the the CYPA's REITs' s basic information,target assets,transaction structure chart,credit enhancement measures and cash flow of CYPA's REITs.Fourthly,it first analyzes the operating institutions,operating modes and financing methods in the long-term rental apartment market,and then analyzes the effects and risk points of the CYPA's REITs.Finally,it analyzes the key points and problems about the CYPA's REITs.Through a comprehensive analysis of the CYPA's REITs to provide a basis for the development of real REITs.Finally,on the basis of the previous analysis,the paper summarizes the enlightenment of the CYPA's REITs and puts forward relevant suggestions for the development of REITs in China.
