From January 2012,China began to implement the “replacing business tax with VAT”.In May 2016,the pilot program of “replacing business tax with VAT” was launched.The scope of the project was expanded from transportation,postal and telecommunications services to all industries.Full coverage of the industry.Changes in the tax burden of real estate enterprises after the “replacing business tax with VAT” will determine whether the real estate enterprises can develop steadily under the “replacing business tax with VAT”.From April 1st,2019,the State Administration of Taxation once again lowered the VAT rate.The original value-added taxable sales behavior or imported goods of 16% and 10% were adjusted to 13% and 9% respectively.With the continuous promotion of “replacing business tax with VAT”,in order to make enterprises more adapt to the environment under the “replacing business tax with VAT”,enterprises should not only strive to reduce the turnover tax and additional tax burden,but also the impact on the overall tax burden of enterprises.Carry out research and carry out a series of reforms in the organizational structure and management mode of the enterprise,so as to reduce the overall tax burden of the enterprise and enhance the profitability of the enterprise.Based on the background of tax reform,this paper summarizes the existing research literature and related theories,and analyzes the impact of China's “replacing business tax with VAT” on the tax burden of real estate enterprises.In theory,“replacing business tax with VAT” is conducive to real estate tax reduction.However,due to the complexity of the real estate industry's own industry and the wide range of industrial chains involved,after the tax reform,it also brings opportunities and challenges.If the real estate enterprise cannot obtain sufficient deductible costs in the actual operation process,it may increase the tax burden after the tax reform.By studying the changes of the turnover tax and the overall tax burden of the real estate enterprises before and after the “replacing business tax with VAT”,after a specific case analysis,the analysis results are obtained,and the real estate enterprises are controlled and the corporate tax burden is lowered according to the research conclusions suggestion.The research content of this paper is mainly divided into six chapters:The first chapter is the introduction.Firstly,the research background and research significance are expounded.Secondly,the viewpoints and conclusions of domestic and foreign literatures are summarized.Finally,the research methods and research ideas are introduced,and the specific research framework of this paper is constructed.The second chapter is the definition of concepts and related theories.Firstly,it introduces the definition and characteristics of business tax,value-added tax and tax burden.Secondly,it introduces the full implementation of “replacing business tax with VAT”,which is of great significance to both the state and the enterprise.Finally,it proposes the VAT reform for enterprises.The relevant theory of the impact of taxation.The third chapter is the impact of “replacing business tax with VAT” on real estate enterprises.Firstly,it introduces the development status of real estate enterprises.According to the data of China Statistical Yearbook of 2018,the GDP of China's real estate enterprises accounted for 6.51% of GDP in 2017,and the fixed assets investment of real estate enterprises accounted for 22.8 of the national fixed assets investment.%,the sales of commercial housing in the country increased by 12.2% year-on-year in 2018.Secondly,from the theoretical aspect,it analyzes the impact of the reform of the replacing business tax with VAT” on the tax burden of real estate enterprises.Through the determination of relevant data,the construction of the calculation model and the calculation results,it analyzes the changes of the tax burden before and after the real estate enterprise tax reform.A more reasonable conclusion is that when the operating income is constant,the change in the tax burden of real estate enterprises is mainly due to the extent to which the VAT special invoice can be deducted;Finally,it introduces the positive and negative impacts of “replacing business tax with VAT” on real estate enterprises,and provides relevant theories for the healthy and sustainable development of real estate enterprises.The fourth chapter is case analysis.First introduced the basic situation of the Merchants Shekou and tax-related situation;Secondly,through the relevant financial data of China Merchants Shekou,the paper analyzes the specific changes of the taxation of the investor's Shekou and the tax burden of the A project before and after the “replacing business tax with VAT”,and concludes that the deductible cost of the VAT invoice has never been reached.When the ideal state becomes the ideal state,the “replacing business tax with VAT” has a certain tax reduction effect on the overall tax burden of the Merchants Shekou and the tax burden of the A project;Finally,it analyzes the problems faced by China Merchants Shekou after the “replacing business tax with VAT” and the solutions to solve the tax burden changes after the investment in Shekou.The fifth chapter is the development proposal for real estate enterprises to cope with the changes in the tax burden of “replacing business tax with VAT”.The development proposals are mainly proposed from the perspectives of tax planning and the comprehensive quality of real estate enterprises.The sixth chapter is the research conclusions and prospects.Firstly,this paper introduces the research conclusions of this paper.From the perspectives of theoretical analysis and case analysis,it analyzes the impact of “replacing business tax with VAT” on the tax burden of real estate enterprises,both from the degree of tax burden transfer and from the perspective of tax planning.To enable real estate enterprises to reduce the overall tax burden to varying degrees and achieve the effect of tax reduction;Secondly,it introduces the research limitations and prospects of this paper.This paper mainly compares the turnover tax and additional tax burden,income tax and overall tax burden before and after the “replacing business tax with VAT”,with little or no land valueadded tax,stamp duty,deed tax,etc.Other taxes and fees may have different tax burdens on the company,and they also look at the importance of tax planning for business operations.
