China's property service industry has problems of scattered industry competition,high competition pressure,extensive management and low level of service specialization.The development of modern science and technology has also brought development opportunities to property services,but also brought new challenges.Property companies need to pay attention to and continuously improve service quality,maintain competitive advantage and continuously enhance core competitiveness.Based on the service quality related theory and service quality measurement model,this paper analyzes the gaps in the property service quality of TF property companies through questionnaire survey and data analysis methods,and puts forward relevant suggestions for service quality improvement,and gives specific recommendations.safety measures.Firstly,based on the basic situation of TF company and its property service content,based on the SERVQUAL scale,the structure of property service quality is constructed.Then,through questionnaire survey and data analysis,the quality service gap of TF company is evaluated and verified by significant difference.There is a big gap between the quality of service perceived by the owner and the quality of service expected;the difference in reliability is the largest among the five dimensions of service quality,but the service in terms of guaranteeability is relatively good and is well received by the owners;Overall,the quality gap is more obvious.As TF's overall property service quality has room for improvement,especially in terms of effectiveness,reliability and care,it needs to be upgraded to provide owners with a better living environment,more personalized living services,and upgrades.Service efficiency and transparency.However,from the current environment,property management is a labor-intensive industry,and labor costs account for a large proportion of the main business costs.Therefore,TF companies need to improve the quality of service in controlling labor costs.Combining the service experience of leading property service companies such as domestic color life,Nandu and Greentown,and the development of mobile internet,the author believes that TF needs to improve the quality of property services through technological means,including : improving the intelligent level of property management and improving service efficiency;The community O2 O platform provides diversified service content;promotes third-party customized service docking;combines the actual situation of service projects to carry out apartment rental services;and enhances the professional quality of service personnel.Finally,in response to the improvement of TF company's property service quality,the TF property service quality management system was introduced.From the perspective of process control of ISO9000 system,the design principles and specific work contents of the system were clarified,and the quality management mechanism and system were established.It also proposed the division of quality management responsibilities,fund guarantee,talent guarantee and performance appraisal system,and provided safeguard measures for the improvement of TF company's property service quality.
