Research On Strategies To Improve Property Service Quality In Old Residential Areas In T Stree

With the accelerated pace of urbanization,the living standards of urban residents are improving day by day,and residents have higher and higher requirements for the quality of property services.At the same time,with the continuous deepening of people’s understanding of property management and the unremitting pursuit of quality of life,as well as the shortcomings of the property management company’s adherence to conventions and institutional mechanisms,the dissatisfaction or contradiction of the community residents with the service quality of property management has become increasingly prominent.The service quality of old residential property service projects needs to be improved urgently.There are 43 old communities in T Street.After the renovation of the old buildings in recent years,the community adopts the management mode of introducing social service companies(quasi-property companies)for long-term management.At present,there are a total of 16 quasi-property companies on T Street to manage the old buildings.Property services carry the people’s yearning for a happy life,which requires property service companies to make new achievements,focus on promoting innovation,laying a solid foundation,improving service quality,and meeting owners’ higher demand for property service quality.In order to explore the strategies and methods to improve the quality of property services in the old community,this paper takes the property companies in the old community of T street as the research object,and conducts research on the quality of the property service in the old community of T street.The research process is as follows: Residents of the community,as the main objects of the questionnaires,distribute the questionnaires through household visits.The SERVQUAL model is used to construct the property service quality evaluation index to evaluate the service quality of the property service project in the old community of T street,and through the analysis of reliability,validity and other related data,find out the problems existing in the property service project of the old community of T street.Finally,the paper puts forward some strategies and suggestions for improving the service quality of the property service project in the old community of T street,and provides a theoretical reference for further improving the service quality of the property service project in the old community of T street.The ultimate purpose of this study is to study and discuss the improvement strategy of the property service quality in the old community of T Street,in order to play a certain reference role in the improvement of the property service quality of other old communities or the same situation.
