Urban park,a continuum with ecological,economic and social functions and services,is increasingly essential to heighten the living standards of the residents and to build a brand-new card of the city.The construction and upgrading of urban park will optimize the allocation of land resources to higher demand,and maintain economic development.Moreover,urban park has realized the desire of residents to look back to nature in their surroundings.Quantitative the spatiotemporal effect of urban park on housing price can guide the rational programming of the national land and urban planning system,and provide a reference for better and faster build the livable and happy cities.Therefore,integrating the basic theory and analysis method of urban park external effect on housing price,we analyzed the representational spatiotemporal effect and potential driving force,and built a spatiotemporal effect model of urban park on housing price,finally analyzed and discussed them using an empirical case.The main conclusions are as follows:(1)Urban park indeed has a spatiotemporal effect on housing price.For the spatial effect,with the increase in distance away from the urban park,the housing price show a downward trend.As to temporal effect,urban park on housing price is generally characterized by a trend of increasing then subtracting finally stabilizing.That is,after the optimization and upgrading of the urban park,housing price has obviously increased,but the impact on the surrounding residential gradually decreased with time,and finally housing price around urban park and the overall in the city showed a steady difference.Furthermore,the appearance of spatiotemporal effect of urban park on housing price includes three internal driving forces,including the needs of urban constructions,the relationship between supply and demand,and the improvements of individual hierarchy.(2)According to Hedonic price model and Difference-in-differences model,we constructed a new improved spatiotemporal impact model of urban park on housing price,including spatial and temporal effect model respectively.Distance range virtual variable is introduced into the spatial effect model of urban park on housing price.There are two aspects of the maximum value-added spatial radius that urban park affect surrounding housing price.Model ?: when the regression result of distance range virtual variable is significant and positive,the urban park had a positive influence on housing price.Moreover,Cumulative average value-added is constantly positive,and the maximum value-added spatial radius of urban park on housing price is significant for all the impact range of the end of the range.Model ?,when the regression result of distance range virtual variable is significant with either positive or negative,there existed positive or negative effect on housing price caused by urban park.The maximum value-added spatial radius is defined as the range of the cumulative average value-added until the negative values first appeared.Furthermore,Difference-indifferences model and time dummy variables are introduced into the temporal effect model of urban park on housing price.The time value-added effect of urban park optimization and upgrading on housing price is explored.(3)Taking Xuzhou urban park as a case,we analyzed spatiotemporal effect on housing price using the above spatiotemporal model.The results showed that the positive effect of Xuzhou urban park on the spatial effect of housing price are 100-500 m and 1000-1100 m.The negative effect of Xuzhou urban park on the spatial effect of housing price are 500-1000 m,1100-1400 m,1500-1800 m,1900-2400 m,and 2500-2800 m,respectively.The maximum value-added spatial radius of Xuzhou urban park to housing price is 1364.75 m.Furthermore,we found that the upgrading and reconstruction of the Yunlong Lake Scenic Area in Xuzhou has a significant temporal effect.The average price of surrounding residential market after the completion of the upgrading and reconstruction of the scenic area is approximately 10.19% higher than before the reconstruction.Finally,the inspiration for spatiotemporal effect of Xuzhou urban park on the housing price includes two aspects.From the perspective of spatial effect,consumers should consider the disposable of urban park,real estate enterprise selection points should combine the externality of urban park,urban park architectural architects should provide the reasonable construction planning,and government departments should appropriately expand the park area and quantity.From the perspective of temporal effect,the public community should actively participate in the optimization and upgrading of urban park,specific construction enterprises should do a good job in urban park optimization and upgrading of various time stage planning,government departments should carefully determine the optimization of upgrade object and investment amount,commercial organizations should set up the scenery of the landscape considering both commercial and landscape.There are 37 charts,14 tables and 148 references in this thesis.
