Research On The Realization Condition,Path And Performance Of Asset-light Operation Mode Of Real Estate Enterprises

The real estate industry has bid farewell to the "golden age" in the context of the slower economic growth and the tightening of national policies on the industry.The competition in the real estate market is becoming increasingly fierce,as the relationship between supply and demand has changed significantly.Real estate enterprises have less and less profit space and the profit margins have declined sharply.Real estate enterprises are facing the embarrassing situation of high financing costs,difficult financing and difficult survival.As a result,the traditional operation mode of real estate enterprises urgently needs innovation and development.This paper comprehensively uses induction and deduction method,case analysis method,financial index method and comparative analysis method to research the transformation of asset-light operation mode in real estate enterprises.The case company selected in this paper is Greenland Hong Kong.After studying the basic situation of Greenland Hong Kong retrospectively,this paper makes an objective analysis of the reasons for Greenland Hong Kong's transformation of the asset-light operation mode,the conditions for the realization of the transformation,the path of the transformation,and the changes in financial performance after the transformation.The motivations for Greenland Hong Kong's transformation include reducing the inventory backlog,reducing financing costs,improving profitability,and increasing corporate competitiveness.The conditions for achieving the transformation include the advantages of scientific research and innovation,the advantages of project operation,the advantages of brand building,the advantages of land reserve,and the advantages of capital operation.The path of transformation is the Internet finance,real estate investment trusts,and the diversification of asset-light business.Finally,this paper analyzes the changes in financial performance of Greenland Hong Kong after its transformation of asset-light operation mode from the financial perspective,and the results show that the effect of Greenland Hong Kong's transformation is significant.Based on the analysis of the research above,the paper concludes that the transformation of asset-light operation mode in real estate enterprises can better adapt to adjustments of national policies and changes in relationships between supply and demand,and is an innovation in operation management modes that is worth learning from.The transformation of asset-light operation mode in real estate enterprises can improve the rate of return on corporate assets and is conducive to the sustainable development of China's real estatecompanies.However,the prerequisite for the smooth implementation of the transformation of asset-light operation mode is that the enterprise must have the conditions for achieving the transformation and capabilities for professional management.On this basis,this paper puts forward suggestions for the transformation of the real estate industry: For real estate enterprises that have implemented an asset-light operation mode,it is recommended that enterprises should pay attention to the synergy with the asset-heavy operation mode when implementing an asset-light operation mode.Enterprises should focus on cultivating diversified business development while transforming their operating modes and adjusting their operating structures.For enterprises that have not implemented an asset-light operation mode,it is recommended to fully demonstrate the necessity and feasibility of the transformation,objectively judge the conditions and paths for the transformation,scientifically select an operation mode suitable for the development of the enterprises combined with their own circumstances.It is hoped that the research in this paper can provide a certain reference for the transformation of asset-light operation mode in China's real estate enterprises.
