The tightening of the loan-restricting policy and the rapidly rising land prices have made China's real estate enterprises bear more and more serious financing pressures.At the same time,due to overstocking,the inventory backlog has caused many real estate companies to face huge inventory pressures.The huge inventory backlog is difficult to digest in a short period of time.In the context of the industry's sluggish development,many real estate companies represented by Vanke are trying to transform the light asset operation model to improve the development dilemma.Vanke Real Estate will increase the value of its services and extend its revenue by extending,deepening and subdividing related services.At the same time,it will broaden financing channels,enrich financing methods,improve the efficiency of the use of assets and funds,and the ability to control and control enterprises.This paper analyzes and discusses the specific ways and reasons of Vanke's transformation of light asset operation mode by using inductive deduction method and case study method.Through the comparative study of financial performance before and after the transformation,the effect after the transformation is evaluated to verify the effect of the transformation.Firstly,through the research on the background and research significance of the topic,this paper presents the writing content and method of this paper,and then discusses the light asset operation by summarizing and sorting out the research related to the concept and characteristics of the heavy asset operation mode and the light asset operation mode.The relationship between the application of real estate companies and corporate financial performance.Then it summarizes the relevant theory and financial performance evaluation methods of light asset operation.In the case analysis part,this paper analyzes and summarizes the specific implementation methods and reasons of the transformation of light asset operation mode by studying the business status of Vanke Group before the transformation of its operation model in 2014.By calculating the changes in the relevant financial indicators before and after the transformation of Vanke's real estate operation model,and comparing with several real estate companies in the industry,the impact of the transformation on the financial performance of Vanke Real Estate was summarized,and the profitability and asset utilization efficiency of the transformed enterprises were obtained.The conclusion that the promotion and financial risks have been reduced indicates that the direction and objectives of the transformation are correct.Finally,it summarizes the positive results of Vanke in the process of transformation and the problems that need to be solved.Explain that Vanke's light asset operation is still in the stage of exploration and trial,and further innovation is urgently needed.
