With the development of the economy and the maturity of the real estate market,the real estate development not only considers the construction cost,but also considers the social cost,etc.,and because of the increasingly fierce competition in the real estate market itself,it also requires the real estate development to control the cost fine.The total period of real estate projects is long,including the construction and use stages.The capital occupied is large,the time is long,and the risks encountered vary greatly.Real estate project development includes: land,design,bidding,construction use and completion of the settlement stage.In this paper,first of all,the author's source of topic selection,according to the background purpose,theoretical significance and practical application,various domestic and foreign theories on cost control and optimization,research content and research methods,etc.Secondly,the paper expounds the theoretical basis of cost control and optimization of real estate companies.In this paper,the development background of company A is described again.The questionnaire survey is used to study the common problems of the cost control of real estate companies.The current situation of the cost control of company A is analyzed and studied simultaneously,including the problems of the cost control discovered by company A in each stage.Then,according to the relevant principles of the target cost management method,the target cost system that is suitable for the current situation of real estate development is established.According to the theories of the target cost method and other theories,and in combination with the questionnaire survey,the cost control problems in each stage of company A are solved,and the level of cost control is optimized and improved.Then,the advantages of the target cost method are illustrated by the comparative analysis of company A's specific project cases.Finally,through company A's research,it is suggested that real estate companies should pay more attention to market and policy changes,strengthen the cultivation of talents and establish A more convenient working platform to improve the management level of real estate companies and the ability to avoid risks.To sum up,this article can give us a more comprehensive understanding of the cost control and optimization of real estate companies,and also facilitate us to think about the specific direction of real estate in the future,so that the company can obtain reasonable profits.
