| Since the reform and opening,economic level and overall national strength of china have increased rapidly,the demand of urban residents for quality of life has continued to increase.For many families,improved housing has changed from non-essential goods to necessities.For a long time,the imbalance of regional development in China,the development and construction of improved residential buildings in large cities are more mature,while it in small and medium-sized cities is relatively backward.The development and construction of improved residential projects in small and medium-sized cities is a major event to coordinate regional economic development and relation to the national economy and people’s livelihood.The success of the construction project can not be separated from the guidance of the design scheme,so the selection of the design scheme is particularly important.But at present,the design scheme of residential projects lacks a complete evaluation system,and most of them stay in the stage of empirical analysis,which lacks scientific and applicability.Based on this,it is very necessary to establish a complete and applicable method for selection of improved residential design schemes.First of all,reading many domestic and foreign research documents on the design evaluation index system of improved housing and housing projects,and the comparison and selection of construction project plans.,based on the "Cheng Xiang Xin Ju" residential project in Qingyang City,according to the concept of improved housing,the difference between improved housing and traditional housing and the design points,the principles and basis of the establishment of the index system,the expert meeting method was used to select the indicators at all levels of the design scheme selection of "Cheng Xiang Xin Ju" improved housing project,thus establishing a comprehensive and complete index system.Secondly,Delphi method is used to evaluate the relative importance of each layer of evaluation index system,and the judgment matrix is established by improving the analytic hierarchy process of index scale and the weight value of each layer evaluation index is calculated.Combined with the established evaluation index system of the design scheme,the questionnaire method is used to determine the membership degree of the three design options of the "Cheng Xiang Xin Ju" improved residential project in Qingyang City.The fuzzy comprehensive evaluation value of each option is determined by fuzzy comprehensive evaluation method,so as to determine the optimal scheme,and the results are compared and analyzed.The results show that the evaluation index system can meet the practical application needs of the project,and the comprehensive evaluation model and evaluation method adopted are reasonable and scientific in the process of the improved residential design scheme in small and medium-sized cities.It can provide theoretical guidance for investment decision makers of improved residential projects in small and medium-sized cities.Finally,Analyze the results of the optimal scheme according to the calculated evaluation value,put forward its shortcomings.The value engineering method was introduced to calculate the value index of each functional item of the optimal plan,and the corresponding improvement measures were proposed in combination with the cost reduction,the value index,and the shortcomings of the plan,and the results were fed back to the design unit to optimize the plan.It makes the plan more complete and more in line with the design requirements of improved residences. |
