| The engineering construction industry has a pillar position in the national economy,including not only large-scale land development projects with o2o(Inter-organization)project mode as the main mode,but also small-scale engineering service projects with P2O(Person-to-organization)project mode as the main mode.Compared with o2 o project,P2 O project has great differences in transaction subject,cooperation frequency and risk sharing,which will inevitably affect the risk and governance of project transaction.Among them,as a representative P2 O project,in recent years,with the rapid development,various problems have also been exposed.Complaints are frequent and the problem of housing is prominent.Obviously,how to regulate the housing decoration and housing management and promote the transformation and upgrading of the industry is imminent.Although it has been pointed out that informal third-party governance plays an important role in solving the unequal power of the transaction subject,it is still necessary to consider the impact of P2 O project mode and process specificity when it is directly used in the residential decoration.Therefore,it is of great significance for the development of the industry to build a special theoretical framework to analyze the formation mechanism of the housing decoration and explore the applicability of informal third-party governance.Therefore,based on the literature review,this paper analyzes the causes of residential decoration,and studies the treatment methods of residential decoration.The main research contents are as follows:(1)Combined with the characteristics of housing decoration projects,the applicability of process specificity is determined,and the impact of process specificity on the binding and the form of action are clarified.Determine the impact of P2 O project mode on the housing decoration,and based on this comparative analysis of P2 O project mode of transaction mechanism on the cross impact and the form of action.Then,the paper constructs the analysis framework of the causes of the housing decoration,which is based on opportunistic behavior,asset specificity,incomplete contract,imperfect contract performance management,low level of private implementation,low level of industry management,and explains the formation mechanism of the housing decoration.Finally,the paper establishes a suitable model to verify the mechanism and shows two forms of expression of the essence of housing decoration: the transaction price deviates from the routine and the proportion of profit distribution deviates from the routine.(2)Based on the analysis framework of the causes of the residential decoration and the SCP(Structure-Conduct-Performance)analysis paradigm,this paper puts forward the analysis framework of the governance methods of the residential decoration and imprisonment,and analyzes the applicability of the relevant governance methods in the first party,the second party and the third party governance respectively.Then it points out that the governance method based on the informal third party is necessary in the governance of residential decoration,and analyzes the behavior evolution law of the owners and decoration companies under the informal third party governance by constructing the governance model with the participation of the informal third party.On this basis,it is proposed that we should strengthen the management of informal third-party units,promote the development of informal third-party governance,advocate the synergy of informal third-party governance and other governance,and seek the best governance scale.(3)Conduct empirical research on the theoretical analysis results mentioned above.Firstly,based on the case study method,it is verified that the analysis of the cause of the decoration fixation proposed in this paper can fully explain the fixation problem in actual decoration.Then,based on the Q method,test the effect of informal third-party governance in the treatment of residential decoration. |
