With the improvement of our country’s urban economic development level and the acceleration of the aging process,residents have put forward higher requirements for residential buildings.However,the existing large-scale old communities in our country urgently need to be upgraded due to a series of factors that cannot meet the current people’s high-quality housing needs,such as the age of buildings and outdated infrastructure facilities.Improving the residential quality of residents needs to start from many aspects.The installation of elevators in old communities is an important way.However,due to the disagreement of residents in the old communities and the high cost of sharing,the promotion of the installation of elevators by residents has been quite slow.Using the theory of system dynamics,the system analyzes and studies the factors influencing the installation of elevator systems,and proposes feasible countermeasures for increasing the proportion of elevator installations in old communities.This research combines the system simulation method and market survey method to construct a system dynamics model of the factors affecting the proportion of elevators installed in old communities,and analyzes the feedback relationship and the degree of influence between the factors affecting the proportion of elevators installed in old communities.The main research contents include:(1)On the basis of fully reviewing literature and market research,identifying the factors affecting the proportion of elevators installed,constructing a system dynamics model of factors affecting the proportion of installing elevators in old communities,including qualitative causal circuit diagrams and Quantitative stock flow chart;(2)Use questionnaire survey method to obtain the initial data of the elevator model installed in the old community,apply the G1 assignment method to obtain the model equation coefficient parameters,and obtain the proportional change trend of the installed elevator through the simulation of the system dynamics model,and adopt the system simulation Comparative analysis shows that residents’ willingness to install elevators,government promotion,housing appreciation after installation,and reasonableness of residents’ cost allocations,etc.,among which factors such as residents’ willingness to install elevators and reasonableness of cost allocations have significant effects;(3)According to the analysis of the simulation results,a strategy for increasing the proportion of elevator installations is obtained,which provides new ideas and methods for promoting the installation of elevators in old communities.This research is based on the Ministry of Housing and Urban-Rural Development’s Science and Technology Program [Research on the Improvement Path of Residents’ Willingness to Install Elevators in Old Towns and Towns(2019-R-008)].It can be used as a reference in the early stage of the installation of elevators in old residential areas,to create conditions for the smooth implementation of elevator installations in old residential areas,and to ensure the further realization of the goal of "better meeting the people’s growing needs" advocated by the central government.It has certain application value.
