| With the acceleration of the aging process of population,the demand for pension continues to surge.At the same time,the city has entered the stage of stock development,and a large number of idle properties have become an important resource for the further development of the city.Driven by the dual factors of urban stock renewal and the surge of pension demand,the state guides idle housing construction to carry out aging adaptation renewal through a series of policies.In this context,how to properly update the existing properties has become the key content of accelerating urban renewal and meeting the demand for elderly care services.In this paper,the inventory property of GAC group is taken as the research object to carry out the research of suitable aging renewal.Firstly,this paper studies the progress of existing properties and aging,and then analyzes the supply and demand of pension services and the renewal characteristics of existing properties in Guangzhou.Driven by the aging development of stock renewal,this paper takes stock property as the research object,and constructs the development path of "renewal evaluation classification guidance",which lays the foundation for revitalizing stock property.Based on the literature research and policy research,this paper constructs an aging evaluation system of existing properties including 4 first level indicators and 20 second level indicators,establishes a single potential evaluation model and a comprehensive potential evaluation model,and puts forward a three-level classified guidance model based on ERG demand theory,including core care type,auxiliary promotion type and backup extension type,and then puts forward guidance strategies and implementation suggestions for GAC This paper provides an important reference and theoretical support for the revitalization of the group’s existing properties and the construction of the pension service system,and also provides a reference for the aging renewal of other enterprises’ existing properties in Guangzhou.In this paper,aiming at the aging property renewal of GAC group,a scientific evaluation system is constructed,and a potential evaluation model of aging property renewal is established,which combines single and comprehensive potential evaluation to measure the value of aging property renewal,and the evaluation results are objective;in the quantitative analysis of the evaluation,the resident population data identified by Baidu Huiyan and the suggestions are introduced Based on the ERG demand theory,this paper puts forward the classification and guidance mode of the aging suitable renewal of the stock properties of GAC group,and then puts forward the implementation suggestions,which can provide reference for the aging suitable renewal of the stock properties of other enterprises in Guangzhou.The purpose of this study is to provide theoretical basis and practical reference for the aging renewal of the existing properties of GAC group,promote the revitalization and renewal of the existing properties in Guangzhou,and promote the construction and improvement of the pension service system in Guangzhou. |
