The mushrooming urbanization across China has significantly changed,the number of private cars is increasing rapidly,has led to an increasing demand for parking in cities.As the upgrading of roads and parking facilities in cities is relatively slow and cannot meet the rapidly growing demand for parking,traffic congestion and parking problems in large cities are becoming increasingly serious.Urban parking difficulties have an important impact on the improvement of residents’ living standards.The number of on-road parking spaces and ordinary parking lot is limited and there is no professional person to manage them.It is impossible to make reasonable planning and utilization of parking space resources,resulting in insufficient utilization of parking spaces and can’t meet the parking demand in urban.Benefit from the rapid development of information technology and the improvement of sensing technology and IOT system,intelligent parking lot with reservation,selection,navigation,parking and payment is used and accepted by more and more people.The revenue management concept carries out output management or price elasticity management through scientific prediction technology and optimization technology,considers the operation management cost of the parking lot,formulates reasonable revenue management strategies while ensuring the benefit of the parking lot,could enhance the parking lot rotation rate and increase benefits.Therefore,apply revenue management strategies to parking lot management is crucial to alleviate the parking problem in the city.Firstly,this article analyzes the research of revenue management,the reservation of parking and parking pricing in the domestic and overseas.Through studying the application of revenue management concept in the domestic and overseas,to comprehend the application of revenue management concept in parking reservation,study the domestic application status,and research actuality and existing problems.At the same time,it also analyzes the current situation of domestic parking pricing and parking fees,laying a foundation for the application of revenue management in parking reservation.Secondly,considering the needs of users,the paper studies the strategy of over-booking parking spaces in the parking lot,and uses the strategy of over-booking in the concept of revenue management to consider the social benefits and parking lot benefits.Establish a parking lot benefit objective function and a two-level demand model to dynamically determine the parking reservation scale and improve the utilization rate of parking spaces.After the reservation is completed,based on the perfect information interaction platform,the default warning is carried out for the users,with the revenue management concept as the core,and different strategies are formulated according to the benefit function under different conditions.According to the cancellation time,different liquidated damages will be charged according to the dynamic pricing for cancellation users.Judging whether parking spaces are reserved or not according to the travel delay users and providing optimal dynamic path guidance for the delay users based on dynamic impedance;Ensure vehicles arrive at the car park as early as possible and reduce the occurrence of regional parades.Finally,taking an actual parking lot in Chengdu city as an example,it is demonstrated that it can improve the rotation rate of the parking spaces,reduce the waste of parking resources,alleviate the problem of regional parking difficulty when parking lots use revenue management strategies.It’s also afforded feasible strategies and methods for city managers and parking operators.
