In the context of the co-development between Smart Cities and education informatization,Smart Campuses have played an important role in the research of Smart City.At present,the research and application of Smart Campuses in China are mainly based on the management of teaching-researching and campus life.The O&M(Operation and Maintenance)management in campus is mostly concentrated on the O&M of property equipment,energy conservation and environmental protection,which causes the lack of O&M management of campus assets,overall planning among the teaching,researching,life as well.And there are problems still remain such as the low level of intelligence between human and objects,objects and affairs,affairs and affairs as well.Based on different advanced information technologies such as BIM technology,GIS technology,Big Data,Cloud Computing,and the Internet of Things,Smart Campus uses various application service systems as the carrier and combining advanced educational concepts for informationization and networking of all campus affairs,which creates an intelligent environment in campus integrating teaching,researching,management and life,so that it can establish an efficient information interaction between people,object,and the environment as well as the workflow.From the perspective of campus managers,therefore,this paper proposes a framework of elements of Smart Campus O&M management and conducts demand analysis,constructs a framework that uses intelligent technology to realize the integration,informatization and intelligence of O&M management in campus.This paper builds a Smart Campus O&M management element framework based on assets,buildings,areas,data,and other Auxiliary management.Based on this framework,it conducts a demand analysis of the Smart Campus O&M management elements,including attribute classification of O&M management elements by using Kano Model,sorting the importance of the management elements by using QFD method,and accordingly make adjustments.Furthermore,build a Smart Campus O&M management system architecture based on the results of the demand analysis,expounding BIM,GIS,IOT(Internet of Things),big data and the application of cloud computing in campus O&M management.Finally,taking a university as an example,the three-dimensional information model of the campus is introduced to further verify the accuracy of the demand analysis results,based on BIM technology and GIS technology.The results in this research not only enrich the scope of the elements of Smart Campus O&M management,expand the method in demand analysis research,but also promote its application of data and information sharing also the intelligent technology,prompt the intelligent linkage of campus people,things,and things,so that assets,teaching,management,scientific research,etc.in campus can be highly integrated,which improves the managers’ ability,it’s beneficial for the intelligent overall planning and reasonable allocation of campus assets,furthermore provides reference for constructing of Smart Campuses and Smart O&M management between major universities.
