With the rapid economic development and urbanization,the old communities in the city have declined.Residents in existing high-rise residences are gradually getting older,and have difficulty going up and down stairs and carrying heavy objects in their daily lives.As a result,the demand and willingness to add elevators are particularly urgent.As the addition of existing residential elevators involves technical,financial and policy processes and market supply issues,residents and stakeholders are facing three major problems,including lack of funds,difficulties in organizing and negotiating residents,and complex administrative processes.In addition,due to the aging infrastructure in the community and the lack of residents' participation in community organizations,this situation poses challenges to solving the problems of the addition of existing residential elevators.Since the addition of elevators to existing residential buildings is related to the governance of public affairs in the community,the residents of the community enhance mutual understanding and reach consensus through face-to-face negotiation and selfdetermination of rules.By referring to previous domestic research literature,domestic scholars have mainly referred to theoretical perspectives such as sociology,economics,and management,and explored three aspects of adding elevators to existing residential buildings,which includes fund foundation,resource mobilization,and policy support.It can be found from the existing literature on the addition of elevators to existing residential buildings that these studies lack systematic empirical and theoretical research on the main mechanisms and key factors that affect the addition of elevators.In this study,the research object is planned as the addition of existing residential elevators.The researchers selected the case of adding elevators in the community of Z City,Guangdong Province,and analyzed the different stages of elevator addition and different social subjects,to explore the factors that have a key impact on the addition of elevators in residential buildings,and summarize the main mechanisms for adding elevators to existing residential buildings.In this study,the research object is the activity of elevator addition of the existing residence.According to the different stages of elevator addition,the author analyzes the participation of different social entities,explores the factors that have a key impact on the addition of residential elevators,and summarizes the main mechanism.In the course of investigation and research,through case interviews and analysis,on the one hand,this study describes the characteristics of residential and resident and community organization conditions in two categories of community: public housing community and commercial housing community.A comparison is made to sum up the main factors driving the success of elevator addition under the same community conditions.On the other hand,this study analyzes the elevator companies and government administrative departments that participate in this process,and explains their impact in the specific stage of elevator installation.Through a case-by-case comparison analysis,this study found four main findings on the mechanism and influencing factors of elevators addition in existing residential buildings.Last but not least,through the application of the "multi-center governance" model,this study puts forward three recommended measures in terms of solving the dilemma of adding elevators to existing residential buildings,including establishing and improving the community organization management system,creating community public service projects and making full use of the market mechanism,in order to further explore effective measures for community governance.
