| With the increasing development of the construction industry in today’s society,people have higher requirements for the building environment,not only for the aesthetical appearance of the building,but also creating a convenient,safe and comfortable experience environment.As the main place for human habitation and activities,the emergence and development of intelligent buildings has become an inevitable trend.Smart buildings mean that just like human beings,they can actively perceive,think,feedback and execute the environment and human needs,and can seek a balance between changeable individual needs of different groups and the overall needs of society to reach the optimization or sub-optimization under certain boundary conditions.An important mission of intelligent buildings is to reduce the energy consumption of various building equipment,prolong their service life,improve operation efficiency,and reduce the number of grass-roots operation and maintenance personnel in order to achieve higher economic benefits.Therefore,operation and maintenance management will be a key area for the development of smart buildings.How to construct the operation and maintenance management platform for smart buildings in S Park is studied in this thesis.Technologies such as BIM,IOT,and AI are comprehensively applied to the operation and maintenance management of smart buildings.Take the urgent needs of smart building operation and maintenance management as the premise,and the actual situation of the construction of S Park as the research background.First,through a detailed analysis of the multi-format scenarios of the S park,the current situation of operation and maintenance management,and related participants’ characteristics to understand the construction expectations and application demands of the platform.Then after using the Kano demand analysis method to analyze the original application requirements,a demand hierarchy model is finally established.Next,clarify the goals and principles of platform construction in the overall architecture design.In the design,innovatively form the unique core support technology of the platform,and through the analysis and design of the key technologies to solve the technical difficulties of the platform.According to the operation and maintenance management business requirements of S park and selected functional requirements,the application layer in the overall architecture of the platform is designed to clarify the application value of each module function,and the business process of each core function of the platform is designed in detail.Finally,based on the design ideas of the platform,it is realized from two aspects of platform function and interface,and the platform is tested to verify the use effect of the platform.Through the research on the whole process of constructing the smart building operation and maintenance management platform in the S park,an integrated,interconnected,fully coordinated,and comprehensively monitored management system in the park is established to overcome the information barriers of independent operation of each system and promote the high sharing and reasonable distribution of system information resources,improve the efficiency of operation and maintenance management,provide a comfortable working environment,adapt to environmental changes and the diversification and complexity of business needs,and provide a convenient,efficient and reliable management method for timely response and dealing with global events.This paper contains 30 figures,16 tables and 36 references. |
