The shantytown renovation project(hereinafter referred to as the shantytown renovation project)is of great significance to further improve the living conditions of the people and promote the smooth transition of the real estate industry to the new development model.In recent years,with the continuous acceleration of urbanization in China and the continuous improvement of residents’ living standards,the people’s requirements for the shed renovation project are also increasing.Timely delivery of high-quality housing is the main goal of the construction of the shed renovation project.At present,there are many problems in the construction of the shanty renovation project,such as the difficulty of construction and the inability to effectively control the progress.It is urgent to shorten the construction period of the shanty renovation project and improve the construction efficiency of the shanty renovation project through scientific methods.On this basis,this paper uses the improved critical chain method to study the progress management of the shed renovation project.Firstly,on the basis of analyzing the advantages and disadvantages of traditional project schedule management methods such as Gantt chart method,critical path method and plan review technology,this paper focuses on the relevant theories of critical chain project management methods.Secondly,it analyzes the characteristics and difficulties of the shed renovation project in F community,which are characterized by tight construction period,high quality requirements,high social attention,and tight funds.The difficulties are characterized by large construction difficulties and progress can not be effectively controlled.Thirdly,it analyzes the factors that affect the progress of the housing renovation project in F community,estimates the process duration using a whitening weight function,and introduces four correction factors,namely,location weight,risk coefficient,resource satisfaction,and process construction difficulty,when setting the buffer zone in combination with the factors that affect the construction period of the housing renovation project.It improves the monitoring method of the original buffer zone,and sets checkpoints during the project implementation process,Compare the buffer consumption rate of the process being implemented with the completion rate of the process.If the buffer consumption rate is greater than the completion rate of the process,there will be a deviation in the schedule,and immediate action should be taken.On the contrary,the schedule is within the controllable range.Ensure that the progress management process using the improved critical chain method is more in line with the actual situation of the shed reconstruction project.Next,set up corresponding inspection points from the stages of land acquisition and demolition,foundation and foundation construction,main structure construction,decoration,and completion.If any progress delay is found,take timely measures to correct the deviation,to ensure that the project is completed and delivered within the time limit agreed in the contract.At the same time,propose measures to ensure the project progress from six aspects: organization,resources,technology,information,quality,and other aspects.Finally,the application effect of the improved critical chain method is evaluated,and the advantages of this method in the progress control of the shed renovation project are expounded.Through research,it is found that the improved critical chain method proposed in this paper can fully consider the safety time of setting buffer zone,effectively identify the key processes that affect the progress control,and pay attention to it in the implementation process of the progress control of the project.Compared with the original critical chain method,this method is more accurate in identifying schedule deviation.The research in this paper has strong practical significance for formulating more targeted and reliable schedule of the shed renovation project and carrying out effective schedule control.
