At present,most hospitals in my country outsource some or all of their logistics services to third-party property management companies.However,due to the particularity and professionalism of the hospital,general property management companies are difficult to be competent and can only provide basic services.Even professional property management companies may have weak service awareness,low-quality personnel,and unprofessional facilities,etc.As a result,the needs of medical staff cannot be effectively addressed.Therefore,how to improve the quality of hospital property service has become an important problem in hospital property management.This paper takes A Hospital Property Company as the research object,studies the problems that have occurred in the service quality of hospital property in recent years,analyzes the reasons,and proposes targeted improvement strategies.This paper first uses the literature method to sort out and analyze the current situation of hospital property service quality at home and abroad,and investigates the service status of A Hospital Property Company.Secondly,through the expert interview method and questionnaire survey method,based on the SERVQUAL model,a questionnaire in line with the service quality of A Hospital Property Company is designed.Thirdly,use the statistical analysis method to analyze the recovered samples,including the reliability and validity test,the analysis of the differences in demographic characteristics,the analysis of perceived service quality based on the SERVQUAL model,and the problem analysis of the survey results combined with the IPA model,to find Identify the deficiencies in the service quality of A Hospital Property Company,and analyze the causes of the problems one by one.Finally,the strategy for improving the service quality of A Hospital Property Company is put forward.According to the survey results,the medical staff are generally not satisfied with the service quality of A Hospital Property Company.From the five dimensions of tangibility,reliability,responsiveness,assurance,and empathy,the main factors affecting the service quality of A Hospital Property Company are: The factors are: the standardized management is not comprehensive;the guarantee of service facilities is not in place;the construction of the workforce is not perfect;lack of care for medical personnel in four aspects.According to the analysis results,this paper puts forward the strategy of improving the service quality of A Hospital Property Company,including establishing a standardized management system,implementing honesty and responsible service standards,and introducing advanced information management systems;continuous improvement of service facilities,and timely repair and maintenance Service facilities;strengthen the management of the staff team,improve service awareness;pay attention to the care of medical personnel,smooth communication channels,and carry out diversified services.This article hopes to use the above countermeasures to promote the continuous improvement of the service quality of A Hospital Property Company,which has great reference value for similar property companies in a similar situation as A Hospital Property Company.
