| Urban rental solves the problem of residence of the foreign population,but with the development of its marketization,some problems have also been exposed.Especially in recent years,long-term rental apartments have developed problems such as rent loans and formaldehyde excess.The emergence of these problems shows that the market failure is frequent during the development of the long-term rental apartment industry,and it also reflects the lag of government management in different dimensions.challenge.How to conduct effective supervision of the long-term rental apartment industry to ensure that the healthy and stable operation of the market has become the theoretical and practical issue that the government has paid attention to by all sectors of society.This article takes the two characteristics of the market failure of the long-term rental apartment industry in Xi’an City,focusing on the market failure of the long-term rental apartment industry in Xi’an,and based on government management theory,analyzes the government from the two perspectives of the external nature and information asymmetry of the market and the asymmetry of information.Correcting externality and solving the problems of asymmetric information,and summarized the healthy and stable development of long-term rental apartments on the basis of this,and put forward management suggestions.This article found that the market failure of the Xi’an long-term rental apartment in Xi’an was mainly two points.The phenomenon of moving is frequent.In response to these two market failure phenomena,combined with government management theory,this article is based on analysis;the main reason for the failure of the long-term rental apartment market is insufficient government management in controlling the external nature of the market and eliminating information asymmetry.Among them,in terms of controlling the external nature of the market,management issues are mainly reflected in the lack of economic system of the long-term rental apartment industry that leads to blurring in property rights.The boundaries of development rights and transfer rights are not clear;in terms of asymmetric market information,management issues are mainly reflected in the social rules of the transaction procedures and processes of long-term rental apartments in the relevant government departments.In response to the external risks of long-term rental apartments and asymmetric industrial information,this article put forward two management suggestions;(1)For external risks of the long-term rental apartment industry,the government should enhance the filing mechanism and clarify the development of long-term rental apartments to develop the development of long-term rental apartments.Power;formulate rules to reduce the overall cost of the industry;(2)In response to the asymmetric risks of the information industry information of the long-term rental apartment,the government needs to improve the transaction system of long-term rental apartments to reduce transfer of transfer of rights;reduce transaction costs;Reduce the right to transfer;clarify the pricing standards,restrict the abuse of income rights;encourage innovation construction to ensure market development rights;simplify transaction processes,reduce transaction costs;improve public opinion supervision,improve government management reflection speed;restrict financial speculation and reduce transaction risks.The research in this article can increase the efforts of the Xi’an government’s management of long-term rental apartments and reduce the failure of the long-term rental apartment market.At the same time,it has certain reference significance for other cities to manage long-term rental apartments. |
