In the process of urbanization,housing demolition is one of the basic work of the government,which not only expands the space for urban development,but also adds vitality to the development of the city.In recent years,many big cities,especially the old cities with a long history,have carried out the reconstruction of old houses in different degrees,and the problem of compensation for demolition in the process of reconstruction of old houses deserves special attention.The research on urban demolition compensation has been increasing since 2000.At present,most of the relevant research focuses on the macro level of legislation,definition and protection of public interests,etc.However,due to the great differences in the basic situation between different regions,there are relatively few researches on the demolition compensation work in the same level of regions with reference significance.Fuzhou city since 2018 was carried out by three years of continuous old house renovation plan,the plan for old homes,including design planning,compensation and resettlement housing,form a complete set of good roads,drainage,parks,schools,hospitals and modification of historical block work,focus on improving the old house area residents living environment.At present,this work has achieved good results,but there are still many areas to be further improved.By analyzing the policies,standards and procedures of the demolition compensation work in the reconstruction of the old houses in Cangshan District,Fuzhou City,this paper analyzes the problems and causes of the demolition compensation work in the reconstruction of the old houses in Cangshan District,Fuzhou City,and adopts the research methods of case analysis,questionnaire and comparative analysis.It is found that the above situation is mainly manifested in the laws and regulations,procedures,housing resources,resettlement housing construction progress,petition cases and so on.The main reasons for the above situation are the current policies and regulations are not perfect,the demolition cost increases,information disclosure is not transparent,the relocation involved high expectations and the lack of supervision and guarantee mechanism.Through summarizing the good successful experiences of other domestic cities and the insufficient prophase work and problems,put forward the targeted to perfect the compensation in the process of old house reconstruction,cangshan district,fuzhou city work the opinions and Suggestions,mainly is the legal system,policy process,the resettlement way,the demolition speed,the construction cycle,information disclosure,supervision and management and security system.As a developed city in the southeast coastal area,Cangshan District is located in the combination of urban and suburban areas,so the task of land requisition and demolition is particularly heavy.The development of the city has brought new requirements for demolition.The renovation of old houses and the construction of urban areas can be carried out simultaneously,which can improve the living environment of residents in the old city and enhance the area value of the new city.The demolition compensation work in the process of old house reconstruction is of great significance to promote the smooth development of the old house reconstruction project,as well as to the transformation and upgrading of Cangshan District and even Fuzhou City.It is hoped that the research on the compensation of demolition in the process of the reconstruction of the old house can also be helpful to the compensation of demolition in other areas.
