| With the development of urbanization,the influx of a large number of people into cities has led to strong housing demand.At the same time,under the current situation of excessively high residential land prices and limited supply of public resources,the unreasonable rise of housing prices in major cities across the country and serious regional differentiation problems has emerged one after another.On the one hand,the government strives to stabilize housing prices;on the other hand,real estate developers seek to maximize their interests.As housing is a major concern in the process of urban development planning,it is particularly important to study the mechanism of housing prices composition.A lot of studies have shown that urban public service facilities can be significantly capitalized into housing prices,and this type of effect is an important incentive for the differentiation of urban housing prices.In addition,since educational facilities are widely preferred by home buyers in our country,it is necessary to explore the relationship between education and housing prices in many ways,which has certain practical significance for regulating housing prices and promoting the rational distribution of educational resources.This paper takes 316 secondary communities in Haidian District,Beijing as the research object,and uses hedonic price model to study the influencing factors of housing prices.In this process,we focus on quantitative analysis of the premium effect of primary education quality on housing price,and the results show that when the quality of education increases by one unit,housing prices rise by about 7%.Secondly,this paper uses a geographically weighted regression model to analyze the spatial effect of the capitalization of education quality,and the results reveal that the impact of education quality on housing prices is not constant in space,showing a higher premium effect in the north region of Haidian District,while a higher premium in the south region.In the analysis of the spatial distribution of housing prices and basic education resources,it is found that the distribution of education and housing exists a coupling phenomenon,that is,housing prices around the middle areas with high quality of education to the periphery of the decline.Finally,the impact of the "multi-school designation" admission policy issued by Haidian District in 2018 can be regarded as a “natural experiment”.This paper selects Xicheng District as the control group and uses the difference-in-difference method to study the impact of policies on housing prices.The results indicate that after the Haidian District Education Department issued the "multi-school designation" admission policy,the housing prices in Haidian District declined slightly,and the housing prices further decreased during the implementation of the policy.Generally,the issuance and implementation of the policy reduced housing prices,indicating that the policy was passed to a certain extent stabilizing housing prices promotes educational equity,and this result provides a new perspective for policy evaluation and the influencing factors of housing prices. |
