| During the past 20 years,the real estate market is in long-term boom cycle based on the urbanization and economic growth.The demand for homes is on the rise,and the real estate intermediary system got widely used.With the rapidly development of internet technology,the traditional way of house inspection is no longer able to satisfy the customers’ requirements.When proceeding the house inspection in the traditional way,the buyers is hardly to setup an appropriate target of where to find & where to purchase the house,and need to spent a lot of time and efforts to collect defragmenting information,proceed house inspection across different districts of the city via traditional agents.It will cost a lot of time for the offline house inspection,the buyers are also not able to have an overview of the peripheral for the house,which finally will be impacting the buyers to get the house they really desire.Here designed a real estimate intermediary system based on map application to resolve above issues.Based on the integration of business of real estimate intermediary and the online map,the system consolidates the advantage of search engine and map service,breaks the limitation of the traditional way in time and space,provides user the detail house information like the houses distributions,the indoor scene,the peripheral information as well as the community competitiveness indexes,so that to help user filter out the uninterested houses without going out and identify the right house in short time.Based on the geography information of Shanghai,the paper mainly focuses on the sources of real estate sales in various regions of Shanghai.And it realizes the functional modules of the real estate intermediary system based on the map services and other popular framework technologies such as React and Spring Boot.The main tasks of this paper are as follow:1)Proposed an adaptive adjustment solution to demonstrate the map overlays based on double AABB collision detection method,to explore the reasonable display of overlays in map applications.2)Introduced the community competitiveness indexes using the analytic hierarchy process to make the quantity and distribution of various POIs around the community quantified,so that to support the house purchase decisions.3)Implemented the real estate agency system.Modeling the requirements via UML and summarizing the functional requirements of each module of the real estate intermediary system,complete the design & development of the map-service related modules,which includes map client to search the house,indoor panorama,surrounding facilities navigation in 3D map as well as search and work route planning.Also,complete other modules like the user information management module,the house information management module,etc.To make the system satisfy the users’ requirements and run normally,a targeted test and verification is designed for each module,and a comprehensive test and verification is carried out for the whole system as well.The system provides the buyers a global view of the houses as well as their surroundings,so that to help the buyers quickly lock the desired house via the online comparison and screening,which greatly reduces the invalid house inspection time of the buyers and the sellers,promotes the efficiency and low-cost completion of the real estate transactions. |
