| At present,due to the misappropriation of development funds by some real estate development enterprises and the rupture of capital chain,the phenomenon of uncompleted commercial housing occurs frequently,and there are many large real estate enterprises such as Evergrande real estate.The state has issued relevant policies to regulate the real estate industry.In order to strengthen the management of the regulatory funds of real estate enterprises,some local housing administration bureaus have cancelled the regulatory accounts managed by real estate enterprises and managed the regulatory funds themselves.With the implementation of the above-mentioned regulatory policies,the funds of real estate enterprises have been restricted,and there is an urgent need for financial support.Facing such a severe situation,real estate development enterprises need to evaluate their own value and make it public in time,so as to absorb investment;The real estate industry is the pillar industry of the national economy.In order to stabilize the order of the real estate market,the government also needs to clearly understand the value of real estate enterprises,especially the leading enterprises with large market share.Enterprise value evaluation is widely used in various transactions.In addition to M&A,it can also digitize investors’ cognition of the comprehensive ability of the enterprise.Therefore,for the government,the value evaluation of real estate enterprises provides a reference and basis for the government to carry out macro-control,which is conducive to maintaining the stability of market order;For investors,the value evaluation of real estate enterprises can provide important reference for investors and help investors make correct investment or withdrawal decisions.This paper will evaluate the real estate development enterprises and study it by means of case analysis.Poly Real estate,as a leading enterprise in the real estate industry,leads the development direction of the industry and is representative;Moreover,Poly Real estate has a high degree of information disclosure,which is relatively easy to obtain and study.Therefore,this paper decided to select Poly Real Estate as the research object.Firstly,it analyzes the characteristics,current situation and environment of the real estate industry;Secondly,it introduces the value evaluation methods of enterprises;Then,it makes a case study of Poly Real Estate and uses the economic value-added method to evaluate the value of Poly Real estate.It is found that the solvency of Poly Real estate is relatively stable,the asset liability ratio is stable at about 0.78,the anti risk ability is strong,and there is basically no risk of capital chain rupture;Finally,it reflects on the shortcomings of the case analysis,summarizes the experience and looks forward to the future. |
