| Currently,various policies in the real estate industry are tightening.Moreover,the real estate industry has entered into the "red ocean stage" from the "blue ocean stage".Furthermore,the epidemics occur repeatedly.The above factors have temporarily suppressed the demand for house purchases,and home buyers have a strong wait-and-see mood.In this case,if the real-estate enterprises want to achieve more long-term development,it is necessary for them perform well in cost management.However,from the current situation,the cost management of China’s real-estate enterprises still needs to be strengthened.Taking M Company as a case,this thesis studies the management at various stages,summarizes the influencing factors of the cost management at various stages of M Company,analyzes the main influencing factors of each stage,and puts forward the corresponding solutions to the above problems,expecting to improve its management effect.Firstly,this thesis analyzes the research situation of the real-estate industry at home and abroad,and expounds the relevant theory of the cost management.Secondly,taking M company as the analysis object,this thesis analyzes and studies the cost management at each stage,analyzes the causes of the problems at each stage of its management,and sorts out the influencing factors of the cost management at each stage.Thirdly,through the questionnaire survey method,this thesis sets up the questionnaire with the above influencing factors as the survey content,and collets and sorts out the most important cost-control influencing factors in each stage through the questionnaire survey.Finally,this thesis identifies the six main factors affecting the cost management as follows: the insufficient depth of the cost estimation and research at the investment decision-making stage,the poor design quality at the design stage,the non-standard visa-change management at the construction stage,insufficient process control and standardization at the bidding and procurement stage,the disputes of the completion settlement at the settlement stage,and the lack of the systematic control at the contract management stage.In addition,through the information entropy method and the hierarchical analysis method,the factors affecting the cost management are weighted from the subjective and objective perspectives respectively,so as to provide an analysis basis for the subsequent key points of the cost management.Subsequently,through the analysis on the above control priorities,this thesis proposes the targeted improvement plan and the safeguard measures to ensure the implementation of the program.It is hoped as follows: through the analysis and research on the above problems,the cost management efficiency and management accuracy of M Real Estate Company will be improved with practical optimization plans,and the management system will be completed by promoting the digital transformation of the business and the standardization of the management platform;through the institutional guarantees and the standardized business-finance integrated management platform,the reproducibility of the plan will be enhanced;the company’s precise management will be improved,and the market competitiveness will be improved,so that M Company can achieve better development in the real-estate industry. |
