Research On Risk Management About Commercial Operation Of HO Shopping Center Of D Company

The conventional asset-heavy model has faced growing challenges in recent years due to the increasing development and construction costs of commercial real estate projects in China.Commercial real estate operators are aggressively pursuing an asset-light strategy as their sustainable development plan.At present,domestic and foreign first-class commercial real estate companies make full use of the benefits of corporate management knowledge,brand effect,human resource reserves and other resources,and choose to export management and operation,providing project management and operation services to corporate partners,and accelerating the expansion of brand scale while gaining management income.On the one hand,the light-asset cooperative projects provide enterprise with scale and revenue,but on the other hand,the lack of experience in the operation of light-asset projects makes the project operation process risky,impending the strategic transformation of light-asset commercial real estate enterprises.Thesis will focus on the risk management of HO shopping center in the process of commercial operation and analyze the risk management of HO shopping center according to the risk management process of PMBOK,using HO shopping center as the research object and focusing on the operational risks in the operation process of this project;using fuzzy evaluation method and hierarchical analysis method to identify and evaluate the risks hidden in the process of commercial operation.It also provides risk countermeasures based on the identified risks;establishes a risk monitoring process to ensure the processability of risk management and the operability of subsequent management;and finally proposes risk management implementation suggestions for the HO shopping project.Thesis hopes that by studying the risk management process for the commercial operation phase of the HO shopping project,it will enhance the risk awareness among project management staff,enhance the ability of project staff to deal with risks and dispose of them,and optimize the risk management strategy.Finally,it is envisaged that this would strengthen the risk management process of Company D in the commercial operation of the HO shopping center project,enhance the commercial operation capabilities,and promote the sustainable development of the company.
