Study On The Financing Risk Management Of Long-rented Apartments

Nowadays,housing has always been an important issue for people’s livelihood in China.Housing leasing has played a great role in alleviating the problem of people’s livelihood housing.The development of the long-term rental apartment industry has played an important role in solving the problem of housing leasing.The research shows that the long-term rental apartment enterprises have a large demand for financing in the development process,and at the same time,their financing risks are also the most obvious.Therefore,how to control the financing risk and put forward scientific financing risk management measures have very important practical significance for the long-term rental apartment enterprises to promote the development of enterprises through financing and alleviate the problem of people’s housing leasing.On the basis of literature reading,this paper combs the financing methods,financing risk causes and financing risk control measures of long-term rental apartment enterprises.Then,taking eggshell apartment as an example,as the representative enterprise of this case study,this paper analyzes the main financing methods of eggshell apartment,such as venture capital,rent loan,trust ABS and listed shares.The study found that different financing methods of eggshell apartment will lead to different financing risks,such as continuous operation risk,financial leverage risk and cash risk.At the same time,in order to analyze the causes of the financing risk of eggshell apartment,on the one hand,the comparative analysis method was used to analyze the difference in profitability between eggshell apartment and Qingke apartment,on the other hand,the financial statement analysis method was used to analyze the level of assets and liabilities of eggshell apartment in different periods.Through these analyses,it was found that eggshell apartment lacked legal supervision Under the influence of factors such as profitability defects and the impact of economic environment,the generation of financing risks is aggravated.Finally,on the basis of identifying the financing methods of eggshell apartment and analyzing the causes of financing risks,this paper puts forward the risk management countermeasures of including rent loan into the regulatory system,adjusting the capital structure,risk reserve strategy and establishing brand and differentiated competitive strategy.
