| Under the requirements of new urbanization and land stock planning,it is of great significance to explore the mismatch between the actual supply of urban public land and population demand for improving the efficiency of land resources supply,improving residents’ life satisfaction and promoting sustainable economic development.Based on this,this article,from the perspective of urban residents’ demand,selects public land as the research object,uses the theory of spatial dislocation,uses the difference between the proportion of urban public land and the proportion of population,and uses the urban living cost composed of the basic wages of urban workers and housing prices to construct the mismatch index,and calculates the degree of public land mismatch in 263 prefecture-level cities in China from 2012 to 2019.This article analyzes the evolution trend of its temporal pattern and spatial pattern,calculates the urban economic efficiency by using the three-stage DEA method,and uses the panel fixed effect model to test the impact of public land mismatch on urban economic efficiency,and the heterogeneity impact of different location cities and different types of public land mismatch on urban economic efficiency,the panel smooth transformation model is used to further test the partial adjustment effect of digital technology on the relationship between the two and put forward corresponding policy recommendations.The main research conclusions are as follows:(1)From the perspective of timing pattern,the mismatch of public land has been deepening from 2012 to 2019;According to the geographical location of the city,the mismatch of public land presents an evolutionary trend of high in the east and low in the west,decreasing from the coast to the inland.The level of mismatch of public land in the eastern region is the highest,followed by the central region,and the level of mismatch of public land in the western region is the lowest;Cities with a high degree of mismatch of public land mainly have the following four characteristics:(1)high level of economic development;(2)Large population;(3)tourist cities;(4)industrial cities.(2)The impact of public land mismatch on urban economic efficiency is "inverted U" : when the mismatch of public land is low,it can promote the improvement of urban economic efficiency by improving the level of urban talent agglomeration and industrial agglomeration;when the mismatch of public land is high,it can inhibit the urban economic efficiency through the mismatch of labor skills and the negative externality of public land.(3)From the perspective of location heterogeneity,the impact of urban public land mismatch in the eastern and central regions on economic efficiency is "inverted U",while the urban public land mismatch in the western regions promotes the improvement of urban economic efficiency;From the perspective of the heterogeneity of different types of public land,the impact of urban public management,public service land and road facilities land mismatch on economic efficiency is "inverted U",while urban green space and square land mismatch has a negative impact on the improvement of urban economic efficiency.Digital technology plays a partial regulatory role in the process of public land mismatch affecting urban economic efficiency: vigorously developing digital technology can effectively alleviate the inhibition of public land mismatch on urban economic efficiency.Based on this,this article believes that the government should pay attention to the high-quality supply of urban public land,continuously develop digital technology,pay attention to the demand of residents to improve the quality of urban public service supply,promote the rapid development of small and medium-sized cities with large development potential,reasonably avoid the problem of urban public land mismatch from both supply and demand,and improve the agglomeration effect of urban public land on economic efficiency,Promote the improvement of urban economic efficiency. |
